Default Any new incentive replacing 5% off new home

Anyone heard any rumors of a replacement incentive to the 5% off of new home expiring Jan 31?

nothing yet, but they seem to add them about every 2 to 3 month's....sept it was a golf cart or 8 grand

I would think it depends on sales. If sales increase then incentives may decrease.

Don't wait for an incentive. The salespeople aren't told anything until they actually happen. MikeV stated it depends on sales and he hit it on the nail. What could happen is the prices will increase just like they did almost 2 years ago and then they'll implement an incentive. No rhyme or reason.

the best price you are going to get is the one today whether with the 5% or not.

I never found it to be an advantage to respond to an incentive that reflects what the seller is trying to move. Rarely if ever would it match what and where we wanted.

The longer you wait for an incentive the only thing that will happen for sure is the prices will go up.

Default Sales down in 2014 + lots of inventory...wait and see

In mid 2013 they stopped custom builds and built out hundreds of inventory homes. This was prior to the final acquisition of Fruitland Park. The prices increased, but the sales dropped dramatically.

To stimulate sales they started the "free golf cart" promotion.

Now they have many remaining inventory homes that remain unsold and are again offering lots for sale with some options on home selection and upgrades. As well as the 5% off promotion.

The Villages has been very successful and their sales dept has very sauvy people running it. There is no way for us to guess their next move. They will do what they need to do to increase sales and keep up the demand.

I wouldn't be surprised if they start custom build again in Fruitland Park. We just need to stay tuned!

But yes, homes won't be any cheaper if you wait. This is a very sound market with a solid future. More retirees every year means The Villages will remain in high demand.
