Default Help me Understand. $1 Million in McClure

I know this will be all opinions and hard to answer without pictures, but what would make a new Designer home in McClure worth almost a million dollars?

That is an easy question, anything is "worth" exactly what someone will pay for it.

Maybe a better question would be WHY would someone pay a million for it? Beats me, I don't have a million to pay, and I don't want a mortgage ever again. So, I would not pay it.

Homes in TV usually sell for about 95% of asking price (New sometimes discounted) OP what you imply, in my opinion, is that this home is overpriced for the neighborhood. I have not seen the house, but without seeing it, one could say that is certainly “Pricey” for a designer home neighborhood. All my life (being a value purchaser) this is not a home I would look to purchase. However, there are buyers out there for such properties. To each his own...

I know a place where you can buy the entire neighborhood for the same amount with no bond. It's just a Yoke! A bad one but a Yoke anyway!

That house down yonder is probably breathtaking!

The home sure covers a lot of wish list wants:

Quiet street
Full frontal golf and water
Pool
Spa
Summer kitchen
Pool bath
Large master

It's for someone who wants a premiere home where there aren't any.

The first Ivy 10 (meaning 10' ceilings) was $726,000 and it sold, no pool, corner lot, on a tee box which is not private at all, no summer kitchen, they will sell this one as it's loaded up and a great view. The 10 series homes seem to be in demand as is anything down here that is over $600,000. There is one thing you cannot find south of 44 besides premier homes and that is a designer with a 4-car garage that is not on a corner lot nor can you find a lot to build one on. They would be smart to build a few of those.

This one doesn't have an oversized garage, merely a 2 car plus golf cart. It doesn't have granite countertops, only quartz. It doesn't have a golf view, only a "view." Gives you a general idea of what the Ivy-10 looks like. I really wish the photos on all the new homes included a picture of each bedroom instead of 5 pictures of the kitchen.

This one is the Lantana, which is being described as a Lantana/Ivy. It has just slightly over 3000sf, and looks to be similar in design. This one is going for $789,900 and is in the Village of Pennecamp:

Ocean view lots in the OC run $4M and up. Just lot value. Not ocean front which costs much more. This house has 2800+ sq ft. Oversized garage, golf and water view.....might be a deal. Especially with no state income tax!

Its not a lot of $$, for people who came from high end counties in NJ, CT & NY--most likely its less than 50% of what they sold their old house for--

Check out Zillow Chatham NJ
