A few real estate numbers for your edification, derived from the insert in today’s Daily Sun. Obviously the stormy weather interrupted my usual routine, so I turned to something mindless!

New homes offered = 63
Average price = $234,300
Price range: $132,900 - $451,800

Pre-owned (“old”) homes offered = 114
Average price = $245,100
Price range: $80,000 - $895,000

Total homes offered = 177
Average price = $241,300

Patio Villas:
New: 15 averaging $139,000
Old: 8 averaging $131,500

Courtyard Villas:
New: 5 averaging $182,500
Old: 22 averaging $195,400

Ranch/Cottage Homes:
New: 4 averaging $193,400
Old: 20 averaging $157,100

Designer Homes:
New: 39 averaging $281,800
Old: 39 averaging $ 265,400

Premier Homes:
New: none
Old: 12 averaging $641,300

Manufactured Homes:
New: none
Old: 13 averaging $108,100

Read into these figures what you will!

But don't forget - the new homes all carry higher bonds than the old ones while the "old" ones may even have the bonds paid off. Still - interesting information. Personally I sat out on the lanai listening to the rain and read a book!

Being out of state I didn't see the local newspaper, and I don't think I'm undertstanding their facts. It seems like they are only using a partial list which will skew the numbers. For example I don't understand the low number of new units offered. I go to the new homes section everyday and if you click on the "home series", you'll see how many new homes are available per series, and it far exceeds the 63 shown.

Currently new homes offered are; designer series 167, cottages 53, Keys CYV 32, Savannah CYV 18, patio villas 49 and premier homes 1. As far as used or resale homes, the TV website lists 233 designer homes alone besides all the other types which doesn't even include the MLS homes on the market.

Even if the totals are off, I suspect the general trend is the same - the new homes in general, seem to be higher priced than the pre-owneds. And the pre-owned's usually have lower or no bond, plus additional upgrades and mature landscaping.
