Home Warranty
Have First American Home Warranty. Two weeks ago called about hvac in the am. Was fixed that same day. $75 copay. Can’t say it works perfectly every time but I do not have to search for a contractor and First American stands behind the repair. Monthly cost approximately $54. It gives me peace of mind because I am not handy.

We have American Home Shield for $76.37/month. It covers literally everything plus the pool motor. Besides major appliances, ac, it also covers the mini-split on the lanai room, overhead fans, doorbells, etc. Whenever I have a problem, I’m charged a $75 deductible, but everything else is covered. For instance our ac compressor went out this spring. A several thousand dollar issue cost me $75.00.

Home Warranty- Cinch
Our air conditioner went out 5 weeks ago. We have a Cinch Home Warranty. Not sure if anyone in The Villages have dealt with Cinch. Sears came out and put in Sears stop leak and damaged the Coil System, which Cinch recommended. Cinch had Bennett air conditioning come out and they now advised we need a new Coil System. I am wondering if it will take a week or even two weeks to get this system given the temperatures.

What does it mean to self insure
Who does one go to self insure rather use a home warranty company? Do you mean your regulate home insurance?

In our 11 years, my washer, dryer, fridge, microwave, and pool motor have all been worked on. Believe me, I wouldn’t be without it. Do as you wish.

We bought a 31 yo home and figured it would be worth it in the first year in case the seller hid something from us in the purchase. We called for service and they charge a fee for every visit. They don't send the best, they send the lowest contracted technicians. They try to patch and not fix -- and definitely don't want to replace. They didn't respond in a reasonable time -- wanted days to a week for first visit. Anyway, it seemed reasonable on paper, but turned out to be a waste of time and money -- I ended up fixing one problem and just replacing HVAC on another. We did call and complain and they sent us a check for several hundred when we cancelled. To each their own, but we wouldn't do it again. |
