How to check age of roof and HVAC??

Insurance will insist on proof, along with Wind Mitigation documentation as well. So, even if a listing agent gives you an age, you'll need to get the permit as proof also.

A listing agent should have that in hard to help speed up insurance prior to close.

I just checked for our home which had the roof replaced late last OCT. There is no record there- and I have a copy of the permit and final inspection notice. I also checked for several neighbors' homes that I know had new roofs and saw the same thing.

Roofing requires a permit in Lake County - most likely the same in Sumter and Marion. Call the building department or look online

Most TV homes would be in the teens, not the 20's, for a new roof. (We replaced two in the last 2 or 3 years, each 16-17k.)

You can see every permit for homes on your street by using the 'CONTAINS' on the search site.
Also, if you have the permit, simply put the permit number in the search...
I see all my neighbors permits, but not mine. But. maybe they take awhile to update? My roof is 4 months old...

It works. Thanks for the info. I had a new roof in March and it is listed as you stated. I looked it up on the county site and it is not there so was concerned.

If you want everything new buy new home. Old has nothing to do with serviceable.

Reading all of the replies, either find a different sales agent or a different property. There lots of good homes for sale with good roofs and good air conditioners. Take your time and look.

sumterpa.com is the county tax assessor site and you can easily find the age of your home. if it's under 10 years old, you've likely got the original roof.

If the roof is a two ply architectural shingle they will insure even at 15 yrs. If it is a single ply three tab shingle they will not. I just sold a 15 yr. old rental home with a two ply shingle and evidently the insurance company approved since we closed with the buyers two weeks ago.

The Fruitland Park section/ Lake county had an underlayment issue from a single roofer. So my house did not have the issue but many did and have been replaced. Well know issue and the underlayment can be determined by calling the warranty department. There was a similar issue years earlier with roof tiles in another village.
