Golf course maintenance equipment. (Might be music to some ears). Barking dogs. Traffic in general. (Busy through street versus cul de sac.) Is it within golf ball range? (Broken windows, etc.) Closeness to back door neighbor. Proximity to pickle ball courts. (Not a big issue but up close those balls popping of the paddles could be annoying. But, music to some ears.) The very first decision that you must make is, do you want to live in a new neighborhood where all the people are just moving in and getting to know one another or an established neighborhood. There are certain pluses and minuses to each. If you want new it will have to be in the (current) south end of TV - but note that in a few years this will no longer be the south end as all of the last development phases will be even more south.
If new is not a requirement, then I would seriously look at the areas mentioned above that are on either side of 466. They are very conveniently located to all of the major shopping, dining and banking establishments that are along 466. They are also convenient to both town squares as well as the major shopping areas along 441/27. We live in one of the new areas in the south and enjoy the aspects of meeting new neighbors, etc, but, with the exception of a few stores in Colony Plaza, we find ourselves travelling up to 441/27/466 very often and sometimes wish it were a bit closer. While there are plans for another small shopping area along 466A, it will never be what the other highways are. (Of course this also has a positive aspect since it keeps the hustle and bustle down.) |

I'm new to TV so we just went through the process of looking. A few thoughts in addition to what's been said: When we looked at new houses, I believe that all of the bonds were $20,000 and up. Be sure to ask about the bond on both new or resales. As Bryan advised, we used one TV and one independent agent. A unique thing about TV is that the TV real estate office does not share listings with the Multiple Listing Service (MLS) that outside agents use, and vise versa. So, your TV real estate agent and your outside agent will show you completely different sets of houses. TV shows only new homes and re-sales listed with the TV office. Outside agents show only resales listed on MLS. We ended up buying a MLS re-sale because we found the perfect house for us. Another factor is whether you want to furnish everything from scratch or not. Many resales are sold completely furnished and decorated, many even turnkey (pots and pans, dishes, sheets, towels, etc.) If you want add-ons such as a glassed-in or extended lanai, a birdcage, etc., a resale with those additions might be the best bet. We just closed on our house this month. Buying in the same market that you will be buying in, we found re-sales to be a better dollar value at this time. Then again, dollars are not the only values any of us consider when buying a home. Even though we bought a beautifully furnished and decorated resale that we fell in love with, we found it invaluable to look at new homes. It gave us a chance to see all available floorplans. There probably is much to be said for moving into a brand new neighborhood where all your neighbors are also new, and there is that bond. In defense of moving into an established neighborhood, we have found our established neighbors to be welcoming and wonderful. In fact, everyone we have met at TV, no matter where we go, has been friendly, helpful and welcoming. The slogan, "Florida's friendliest hometown," surely rings true. Happy house hunting. But the ride to and from those villages more distant from our lodgings got old pretty quick. We switched to our rental car after a couple of days of village hopping in our golf cart as it offered AC, shade, and more workspace. Also, we had a gas cart and the noise and smell got old pretty quick and convinced us we would be prefer an electric cart when the time comes to buy a cart. A laptop with wireless internet connection would be a great help when looking at houses. Dirigo |

Hard to say how you 'know'. In our case we took a 'whirlwind' tour of a lot of 'retirement' communities in and around the Ocala area one weekend in 2006 and my wife had previously found 'The Villages' in her Internet wanderings. We did not even have it on our 'tour' plan but my wife decided we should look around on the way back to the Orlando airport. We had less than 45 minutes the first visit. As soon as we drove in to the Spanish Springs area my wife exclaimed, "I love it, this is it." Maybe it was the comparison between The Villages and the other 'active retirement' communities, which, in our minds, there isn't much of a comparison. It happened fast for us tho.

Knowing everything we know now, making a location decision would be interesting. We are very satisfied with our home (Stoneybrook) Court Yard Villa. As far as location, we like being near Pulblix and the Fitness Center at Colony Cottage--could even be a little closer. Since we go to the fitness center daily, would not want to be too far from one. Once Buena Vista south opens we will be near 42 and get to 75 very easily. We like that. We take our golf cart to church. Seems we are there at least 2-3 times a week for something. It is just north of 466. Could be a little closer for us, but actually it is a beautiful golf cart ride.
Many of our friends have moved at least once and also have friends who are in their 3d house in The Villages. We are very satisfied where our location is. Could be a little closer to church, but then we would be further from our Publix and Fitness Center. It is all a give and take. |
