Number of Villagers South of 44

Default Number of Villagers South of 44

Now that 5 Villages (Fenney, DeSoto, Linden, Marsh Bend and Monarch Grove) are open south of 44, are there any estimates from The Villages or would anyone care to estimate how many Villagers are now living south of 44?

6 Villages. Fenney, DeSoto, MCCLURE, Linden, Marsh Bend and Monarch Grove.

A number of houses/villas have been built south of 44 - maybe 14,000-15,000 built and maybe 12,000 or so sold. Just a SWAG but it’s amazing how fast it’s growing. The bridges for golf carts over 44 and Turnpike are not finished (next year sometime) and the area is still lacking in adequate commercial space but if you want to buy new and be a Village “pioneer” this is the place to be.

There will be about 7500 homes in District 12 which is where they are building now.

It's really easy to figure. Just subtract the total north of 44 from the grand total, and VIOLOA, there's your number !!

Wow, your numbers are off a bit and over estimating the size and speed of building in CDD12. Here is a quote from the audit for the fiscal year ending 9/30/18:

Village CDD No. 12 (Sumter County) – This CDD’s boundary consists of approximately 1,483 acres within the city limits of the City of Wildwood in the in the northeast corner of the county. Planned development includes construction of 6,144 residential units of which 4,608 remain unsold as of the end of the Fiscal Year.

So according to the audit, 1536 homes were sold as of 9/30/2018. If we assume that they are selling 2550 new homes a year that would be about 7 homes a day or a total of 3482 homes sold in CDD12 (the 6 villages so far south of SR44/turnpike).

If you use the figures from the latest New Comers guide as a baseline, the average home has 1.95 residents Villages wide, the area south of SR44 should have about 6800 residents and is probably split about 50/50 between full time and seasonal residents.

Even if the sales numbers vary a little it's still safe to say there are between 6500 and 7000 residents.

Whoops, sorry I missed the Village of McClure in my original post.

Wow, if between 6,500 and 7,000 people are now residents south of 44, that is a big growth rate in just a short time.

When did the first residents of Fenney close/move into their homes
. . . 2016 or 2017 or was it 2015?

It’s been about 2 years now and the growth has been consistent like this for many years. The numbers don’t reflect the other areas of the villages that were also building at the same time - Marion County (villas), Lake County (the pines), and Osceola Hills. Now that these areas have all sold out all new sales are in the CDD12 area what remains to be seen if the resale market which traditionally complemented the new sale will gain market share (more homes, more of us dying, more resales) or will the enhanced amenities that are being built in the new areas help capture more market share?
