Info on St Charles ....wanted
We have been to TV twice over the last year and are returning in June hopefully to purchase our next home ....
Over the weekend we had a call from our salesman telling about closeout specials in St Charles ---We viewed the area through the Sumpter Tax site and it looks wonderful .... I was just wondering if anyone had any VIEWS on this area ---- before I jump on a plane and take advantage of some discounted prices ... Appears the housing market is not the same there as it is in NY. He told me they sold 402 homes last month. Any info or commets would be appreciated --We cant wait to get there for a crispers luncheon ...lol Thanks |

Me & the wife have rode through the St. Charles area several times on our golf car and it is as nice as all the rest of TV.
Yes, the TV Realestate Market is not like the rest of the country. I have been told it is getting close to what is was several years ago where you had only 3 hours to make a choice. I know first hand, as we are looking for a CYV for my parents. The style they want right now is very popular. One came open and sold in 10 minutes. Army Guy

St. Charles really is a nice development. About the only two negatives are that (1) it is far from almost anything (gas, stores, etc.) but that's just a minor hindrance and (2) the loops there are even loopier than other parts of TV and that's good for a chuckle or two more than anything else.
One of the nicer things about TV is that there really isn't a "wrong" place to buy. If you like old growth, you buy north of 466 or on the Historic side. If you want a brand new home, you buy in the newer developments close to 466A or off of St. Charles. If you're looking for a bargain, you just shop until you find the right place at the right price for you.

You can't walk to the stores, but you're talking probably a 15-min golf cart ride or 5-min car ride to get your necessities. At the same time, you aren't by an incredibly busy street, you'll have great neighbors (not that you wouldn't anywhere else here), you'll be near a golf course and, more importantly, Cane Gardens is right around the corner (my vote for the best burgers in TV). I know several people who live in St. Charles. They couldn't imagine living anywhere else in TV -- they love their little corner of Paradise.
I don't care where you live in TV, there will always be something that is an inconvenient distance from your home. I live right by the Morse gate and 466 -- I don't really have a grocery store close by (Sweet Bay is about the closest and it's still more than a hop, skip and a jump) and I better make sure I have enough gas to get to the gas station because I'm never going to make it on fumes. Basically, I'm pretty centrally located for wherever I want to go in TV but nothing is really convenient. Works great for me! All it means is a little planning. I love Fresh Market but it is a distance from where I live. So, if I happen to be going to Wal-Mart or meeting friends for lunch or dinner out that way, I include a stop to Fresh Market for sourdough bread as part of the activities. Ditto Sweet Bay for their chicken wing bar. I'm not going to just drop everything and go to these stores but if I'm in that neck of the woods, I will certainly grab my treats. Unless you happen to live right by one of the strips or town squares, you're going to have drive to get to them. So, as I said previously, it really is a minor hindrance rather than a major inconvenince.

Hi. We moved here (St. Charles) last August and love it. It doesn't seem that far from things to me. Pennecamp seems to be a but further away. I have a CYV in the Hydrangea villas and can walk to the new Recreation Center and the pool with no problem. Major shopping (Walmart, Target, Home Depot, etc) is a bit far... but you just plan your trip and make a morning of it... no big deal and the ride up there is rather pleasant. Publix is only a short drive. I'm from Miami where everything was within 5 minutes... but this doesn't bother me at all. We've looked at some of the closeouts and they seem like nice houses to me (and reasonable).

Sweetbay has announced that they will be building next to the new County building, that is presently being built, along 466A on the western edge of TV. From St. Charles that will probably be a seven minute golf cart ride. I believe they are talking about a 2012 opening. Also, be careful about the sales activity numbers the sales reps give you. That number usually includes both new and resale homes and they sometimes forget to break it out. Could help you better understand the market for new or resale. |

Once I find it so interesting to get different peoples opinions, this time on distance.
Being in the military, where most posts are huge and off the beaten path, I think everything in TV is close! Don't think twice about walking to Colony Plaza from Bonita or jumping in golf car for a quick ride to Home Depot. But here is my frame of reference. At our Alabama house, it is 3 miles to the closest Gas Station/Quick Mart, 4 miles to Post Office and Bank, 8 miles to closest Wal-Mart, and for a good meal you are talking 10 or more miles! Then throw in, that right now I am "super commuting" for my final assignment, I drive 75 miles ONE WAY to work. So it all boils down to what we are use to, but still interesting! Army Guy
