Yes..my neighbor told me he was haveing difficulty renewing his insurance due to the age of his roof. House built in 2006

This tells you a lot about home that are being sold before they are not being inspect
 
This is very important that home you buy especially if you pay by cash it should be inspected by licensed building construction inspector even if it is a brand new one, they see what you don't see or know. Pennywise dollar foolish.

My premium just increased 50%. Like others have mentioned there are a lot of new roofs going up in my area and companies have come soliciting, which I have ignored. Roof age & insurance coverage is a reality nationally, especially in coastal communities.

It’s very challenging these days insuring homes. I’m an Allstate Agent soon to be living in TV. The reality is most carriers do not want a shingle roof over 10 years old. Your roof must have a minimum of 3 years of useful life and many carriers require 5. I’d be happy to provide you a quote if you’d like. Over the long haul, insurance waste of money, you pay for people living in flood plains, on coast, knowing it going to flood and hurricane going to hit, which shouldn’t be building there anyway. Then, the fine print getting them out of paying if natural disasters occur. O wait read find print they don’t cover earthquakes, sinkholes, which natural disaster... or perfectly good old roofs now.

It only gives you warranty for defective shingle not wear and tear.
