If we were to do this again, maybe we would just buy near a town square or build in Eastport? We like the Villages, perhaps we should be renters instead of landlords though and enjoy when the weather is optimal. If you enjoy peace and solitude without anything else including amenities, Dabney is for you.

None, since he isn’t living there.

Everyone's house here in TV is the best. None of my friends made a mistake picking their house. They even researched the best location. They did their due diligence. Yet on average they moved three times.

So far I learned if you don't play golf, don't like to shop, like to commute by car rather than golf cart and are into driveway parties Lake Denham/Dabney is the place to be. To each their own. What's important is what makes you happy - not others.

Ahh gotcha.

Clearly I meant what amenities are missing. The emoji is absurd because it’s obvious what I was asking.

Sounds like community gatherings with town squares…could be golf?

There are also at least four executive courses planned. They are Beautyberry, Bellaire, Honeysuckle, and Laurel Oak. There are rumors that the Villages might build one or two more. I think Laurel Oak and an adjacent pitch & putt may open this year. I crossed Bexley this weekend and they are working on it. There is also supposed to be a driving range and a golf teaching facility in Eastport.

And if you are in Eastport, you will be fairly close to Loblolly and Longleaf.

I do find it frustrating that the developer isn't more transparent on their plans. Supposedly, these things are planned years in advance.

Map of Eastport attached.

Eastport Area Booklet Moultrie Creek - 9

The developer has consistently updated their website with upcoming golf course plans and construction progress...

We are terribly isolated down here with nothing to do. Just yesterday at lunch in Sawgrass we were discussing that. We talked about how we had to go to the Dabney pool, almost 5 minutes by cart. Or we could go to Franklin, or Homestead, or Ezell. We mentioned how Eastport is 17 minutes by cart and they would only have like 2 or 3 restaurants open by years end. We talked about Harry and the Natives restaurant in Okahumka won’t be open for almost a year.

Two nights ago at the driveway party with over 100 people we talked about how lonely and isolated we were. As the planning for next months party was discussed, we talked about how there was nothing down to do down here, but we ran out of time and decided to discuss tomorrow at pickle ball.

Brownwood is 30 minutes by cart and so it takes us a bit to get to all the restaurants everyone says are so bad. We also don’t get to shop in all the stores and we talked about how we were definitely being screwed because we hadn’t been to a brick and mortar store since the 90s and it would be nostalgic.

Last night when 10 of our neighbors came over for game night we all wondered if we would need therapy to help our loneliness.

I’m not positive but when Jerry and Linda came to our get together at aviary they may have mentioned how they almost couldn’t find us out here in the boondocks.

Yeah it’s horrible down here.

Just curious, if you need a quart of milk where do you go?

I’ve mentioned all the things we have but that keeps getting ignored. My generation doesn’t care about shopping. Brownwood shops are bore city unless I need a sea turtle painting. We have everything we could want only minutes away.

Look at the map of Dabney and Denham now. Houses are going under agreement quickly for January. Northerners don’t sell in winter. I’m betting spring market will see a big increase. One house in my neighborhood in Denham is under agreement for 200K more than it sold for a year ago. Preserve sites here are not a bad investment. They are all sold already.

Apart from that I bought for the lifestyle and retirement. It’s not an investment property for me, so any advice based on future value has little affect on my decision.

Brick and Mortar ARE NOT amenities. They are businesses. They supply jobs and bring in tax revenue. Without them, Florida may have to change its tax system. Perhaps, collect a state tax, estate tax, or capital gains tax. Or, a combination. How many jobs will be lost without stores? Don't forget to include those who transport the goods and warehouse workers What will our unemployment rate be? Finally, don't forget capitalism works because of competition. When you rely solely on companies like Amazon you are giving them the power of monopoly. They can charge whatever they wish because they have no competition.

A generation is defined as a time period of 15-20 years. Unless you are 50 or younger, YOU ARE IN OUR SAME AGE BRACKET and part of this new generation of retirees.

You did not buy for investment but retirement doesn't always go as planned for many. Health issues or suddenly widowed force them to leave Florida. This happens quite frequently.

ALL of us have our fingers crossed hoping home prices do not go down. The developer has shown his cards. He is willing to slash prices to keep his wheels moving. Will he HAVE to keep doing it? Only time will tell.

From the middle of Lake Denham, it's 9 minutes to the Publix on US 27 in Leesburg and 14 if you go up Meggison to Publix at Everglades. Hardly a tragic inconvenience!

Don't forget the toll plaza is nearby with a couple of fast food places and odds & ends. Came in handy very early one morning. :-)

And there's pretty much every restaurant you could image over in Leesburg on US27, less than 10 minutes away.

We like the Oakwood. It’s less than 10 and it’s right next to Publix

YOU don't care about shopping...

YOU don't speak for an entire generation. We're quite close in age. My wife LOVES shopping... (Yay me...)

I guess Eastport will also be "bore city" to you, since they'll have many of the same shops you see in Brownwood...

AFA golf goes, there have been countless threads from your neighbors bashing the developers for not building more courses down Meggison Rd. I explained that there simply wasn't enough land, between the turnpike and the wetlands...

Funny, just the other day, you complained about people bashing the southern villages. Yet, here you are, bashing the northern areas... Funny how that works...

Anyway, I'm glad you're happy where you live.

Wrong. There are Zombies everywhere. I’m far from being a Zombie and I live in Springdale. I have friends up this way that aren’t Zombies either.
