Premiere lots

It would be interesting to see but people are paying premiums to be on water, prairie and golf lots, as they normally would, but with designer homes not premiere homes.

If homebuyers are smart and doing their proper due diligence, they would be crazy to pay a premium for a Championship golf course lot. Look no further than Hacienda Hills. Today’s premium golf course lot can quickly become tomorrow’s lot looking at a 286 unit apartment complex eyesore.

Without a meal plan a 1 BR apartment at Sumter Grand is approx. $4,000. This includes utilities, amenity fee, TV, etc.

A 1 BR at The Lofts is $1,640 plus add in the amenity fee, utilities, renters insurance it is approx. $2,015.

As a side note before leasing check the quality of the construction. A friend who is leasing has had more items on his punch list than his previous 3 houses combined.

True we have friends that sold their home on Palmer, and moved to an independent living even though they were not in need. They want to stay in TV, but no longer wanted upkeep. Both play golf everyday, said it was worth the $4000 a month to be close to everything. They are now moving to the lofts, also getting garage space. Less money, and walk to farmers market, they are so excited

IMO most likely the majority moving into apartments won’t be using too many amenities anyway other than what’s provided at the apartments. My only gripe is why amenities fee’s goes to developers and not the districts. IMO Apartment dwellers should pay same amenities fee’s rest of us pay to districts and if developers have to have fee for upkeep that should be extra especially at Lofts cause district residents can’t use those facilities.

All amenities fees throughout The Villages are paid to the Developer.

Your thinking is both correct and wrong!
