You have it backwards. It is a one year lease. You have to lease for a full 12 months. No sub-letting.

Another Big and overlooked reason for living in a rental is the fact that you are probably going to be surrounded with people who are single person renters, easier to make friends and find people of like minded interests.

I would not be at all surprised if Hacienda rents higher than The Lofts. It is a beautiful area surrounded by some very nice homes. Easy access to 466 and 441, Village Hospital, LSL, SS, Publix food shopping at Southern Trace, easy access to Fresh Market, close to the Belvedere Library and also the stores on Wedgwood Lane. If I was in the market right now, I would very definitely be interested.

I will go so far as to make a prediction that they are all rented before building is finished. :icon_wink:

A 1 BR Loft is a better deal than a 1 BR at Sumter Grand Independent Living.

Without a meal plan a 1 BR apartment at Sumter Grand is approx. $4,000. This includes utilities, amenity fee, TV, etc.

A 1 BR at The Lofts is $1,640 plus add in the amenity fee, utilities, renters insurance it is approx. $2,015.

As a side note before leasing check the quality of the construction. A friend who is leasing has had more items on his punch list than his previous 3 houses combined.

I knew it was a lease but the early rumor was it would not be renewable. They wanted it as a long term exposure to TV and then buy a home.

The buildings are wood construction. I would suggest you get a top floor unit, if possible. If you have someone living above you, there will very likely be noise from your neighbor walking across the floor. It is almost impossible to soundproof a floor constructed of wood.

If you look outside of The Villages what is renting in that dollar range... These apartments are expensive but affordable. And are in a well-kept area with lots to do

It would be interesting to see but people are paying premiums to be on water, prairie and golf lots, as they normally would, but with designer homes not premiere homes.

If homebuyers are smart and doing their proper due diligence, they would be crazy to pay a premium for a Championship golf course lot. Look no further than Hacienda Hills. Today’s premium golf course lot can quickly become tomorrow’s lot looking at a 286 unit apartment complex eyesore.
