Looking at the Cottage homes $2500 deposit?

Default Looking at the Cottage homes $2500 deposit?

What' the deal with this $2500 deposit built anytime in year?

What if for instance you didn't build do you lose it or obligated otherwise?

Are you paying taxes or other costs during this time?

How custom is the build we're looking the Sanddollar model for example.

Exactly what features can you select?

The deposit is for holding the lot you choose. If you don’t build within a year, you lose the lot and you don’t get the deposit back. You may be able to move it to another lot, but I believe you then have to start building fairly soon or lose it completely. You will not be liable for any taxes or other expenses during that time. As for the customization of the cottages, I was under the impression that having options started at the designer level. Perhaps I’m wrong. But I think an agent would be the best one to answer that question because things change so frequently in their operating procedures.

Here's the current offering,
$2500 holds a home site for 3 months before you have to order your home,
or $5,000 for 6 month reservation
or $7,500 for 12 month reservation
(golf and water front sites are limited to 3 months reservations only)

The contract reads you will loose the reservation and the deposit if you don't order a home.

You can select the outside color package, flooring, kitchen cabinets, countertop color (laminate only), inside light fixtures, some bathroom fixtures.

When ever u have a question never ask in person, get it in writing..i have found email is the best way....if u must ask in person send and ask to make sure got the details correctly...just to verify....when they have to put in writing all of sudden it kind of acts like a truth serum...Remeber those are sales people,,there goal that have drilled into them everyday is.....make the sale,,,sell the lifestyle ,,, not the building,,in our own little box down by the river,,,we have a nice lifestyle that the guy that lives in million $$ stucco lives in!

Where DO you live Shooter? Just curious.

It is pretty common knowledge among all of us recent builders and future gonnabe's just how it all works. First the deposit, so much for holding it for so long and so much when building starts and the balance at closing. It has been discussed numerous times on here. You can get it in writing, but most of us know the process by heart and I haven't heard anyone having any difficulty with what is promised.

Talk to a sales person here, if you have not already, you will be pleasantly surprised. They do not act like slick Eddie the used car salesman and don't throw you a bunch of stuff as a pitch.


It is very unusual. NO pressure. I have to guess you haven't talked to a sales person, but I could be wrong.

Really. Honest. Everyone else says it too.

Your right on the money with everything except when I built my Seabreeze I was allowed to stretch the garage and Lanai, which I declined. Just get the bigger garage for the Miata.

Beware of changing the lot you initially picked out and changing the home plan you initially chose. If you make changes, you have to build right away no matter how much give them to "hold the lot". There was no pressure at all - very easy to work with but they were not clear on "changes" and I did not read the second contract (which looked exactly like the first one) on the lot which clearly stated that if we changed lots we had to start the build in July. So, Fernandina - here we come!

My rep said the lots on the cottages are about 60x90 sound about right?

Also within limits you can add a bird cage, also said that I can get a quote on it being built at the same time by them, any idea about what those cost?

He also said the Patio Villas we were first looking at were on about 40x60 and no way to add anything.

There is a lot of difference in lot sizes in all models. There isn't really a standard sized lot for any model. And be prepared.
"they" will sit it on your lot as they see fit, NOT how you would like it placed.
