Noise
 

If you wear hearing aids, just don’t wear them when you are in your lanai or outside. Then the noise isn’t as big of an issue. The turnpike is already under expansion to 4 lanes for both sides, so the noise will only get worse? Maybe just wait a little longer if freeway noise is a problem for you?

What about the wall that is required when they expand turnpike, we have a much lower wall that definitely changes the problem

I live fairly close to the turnpike. I’m not as close as where you’re asking but I can’t imagine you could ever hear anything from inside. If you’re worried about it outside, that’s another issue and you should probably keep looking. I can hear the turnpike if the weather is right and I’m really trying to hear it. But… I don’t know you or what your criteria is other than a fence. MY personal preference would be one of those new Courtyard Villas in Dabney or Dehnam. ( not sure which one they’re in) If I didn’t already own I’d grab one of those but I go to Orlando and Leesburg quite a bit and it’s so much closer than any other village. Bonus that they’re reduced. That’s just me. I just figured if you’re considering Newell, why not Dabney. Also, it’s brand new. I love my courtyard villa and the main reason is the layout. Because I have dogs, I like that the living area is in the back. I love the shower in the main bath. I love the easy to manage yard area. Anyway, good luck and I hope you find a place. Don’t over think it. I bought 3 years ago sight unseen. I had been here twice looking and knew what I wanted. I have zero regrets. I can say, having no other house behind you will be something you’ll be grateful for eventually. I think backing up to 470 would be much better than the turnpike. IMO

One possible metric - for me, being at least 3-4 homes away from the Turnpike was more than tolerable. Better if the Lanai is on the opposite side of the house.

Mary Loop is perpendicular to the Turnpike you'll hear it in the front yard. Probably less in the lanai depending how far in.

They are building like crazy in Wellpoint. Many homes are over a mile from the Turnpike.

I’m not far from Newell. The answer is it depends on the weather colder months it is significantly loud. Now it is loud morning and evening but not that bad. Afternoon humidity seems to deaden it to the point I can’t hear it at all.

Good response BPRICE - I got the same flack from a few “old timers” when I first started posting questions here prior to buying in 2022. I was anxious to learn as much as I could about TV prior to making a major purchase and relocating here. Most people were very friendly, helpful and more importantly “patient” with me as a newbie. I’m so grateful to those kind folks. There were a few unfortunately that seemed annoyed with my rookie questions, and were quick to tell me that some of my questions had been answered in previous posts from years prior, or that I should use ‘google” rather than ask questions here. Like you, I never understood why those few wouldn’t just ignore my posts and move on, rather than take the time to write long tirades and “school me”. At any rate, keep asking your questions here. You will find most people are kind and willing to help you, remembering that they too were once “newbies”. Hope you find your dream home here in The Villages - it’s a wonderful, friendly community.

No wall yet
 

Nothing has been announced for any wall yet. If one were added, it will be quite a while before any of us see it in the works. There are never any guarantees from the state. I’m not sure testing will even start for decibel levels till the completion of the expansion next year.

Noise Studies are performed in the PD&E phase and re-evaluated during the Design phase for any changes in design to the roadway plan.

These studies:
Identify properties that may be impacted by traffic noise, and
Evaluate ways to mitigate impacts, usually by building noise walls

Cost
 

It seems reasonable to expect a wall. Note excerpt “ In some cases, it is because the cost per benefited residence exceeds the FHWA and FDOT threshold. If the cost of the noise wall is greater than the cost per benefited residence, currently $42,000 per benefited residence, the wall is not considered reasonable. Dense neighborhoods have a greater chance of being cost effective than neighborhoods with large tracts of land for each house.”

The neighborhood should be considered dense enough population wise. We know these projects have cost caps, but a noise wall wouldn’t be a reason to have to push additional appropriations through the Florida government. Fortunately the neighborhood would be preexisting from 460 to 44.

There is risk for homes several streets from the barriers that the walls don’t effectively block the sound, and may even help to amplify it.

Turnpike is not an issue
 

We live across from the turnpike and hardly know it's there. Plus no neighbors across the street. Couldn't be happier with our location.
