It’s more or set up for families that work in TV.

Correct

Today 3 of the 11 sites have now converted to precast, one still producing block, the rest just plain old pour.

The retired sons still believe block is an art and a better build. Grandsons believe precast is the way to go. None have cast onsite for tilt, due to amount of space. It’s a heated discussion at every family event, although the sons are now late eighties, grands will eventually win.

Correct. They are marketed as “tilt wall”, but are precast slab with wiring etc already incorporated.

Just looking at new homes, prices, and lots. It seems middleton is a much better value?

You can still golf at the championship courses and visit all the town centers. You have pools and parks.

So what is the negative?

I need a fence and Middleton allows them, looking for any advice.

Where are these properties advertised? I don't see Middleton on the app.

Watch the new build construction carefully. Price reductions are given once the developer moves on to a new area. In Lake Denham and Dabney over 250 homes saw price reductions. Many of the homes had fences. Most likely, there will be discounted homes in the Eastport area.

That's a stretch. Dabney and Lake Denham had price reductions because of the location. You won't see that in the Villages by Eastport, except maybe those lining Marsh Bend with the electric poles and substation, traffic, cement plant, etc.

All the houses are built on slabs. You can do tilt-wall (formed concrete walls) or block and stucco on a build but yes, most are wood frame.

I thought you couldn't play the executive courses at all if you didn't live in the Villages unless you had a guest ID card. And if you live in Lake, Sumter, or Marion counties you can't get a guest ID card unless you are a child or grandchild of a Villages resident. I don't think living in Middleton provides any access to the executive courses. If it does, the courses will really be crowded next winter!

You are correct. Can not play on executive courses. Can play championship courses as they now have a new designation EG/MM - Enhanced Guest or Middleton Member. Slightly more than RM - Resident Member.

At least one person in each house in Middleton must work for TV, so if you are retired, forget about moving there.

That is not true. You must work for TV or TV related business ONLY if you want you kids to go to the Charter School.

Get a cart and go to middleton and time your drive to what you would go to. Then go above hwy 44 like at least hillsborough and do the same . Feels like you spend most your time on your cart going to these things and preowned is great if you like that style

A good portion of the Middleton houses are block or prefab

Technically, that is irrelevant to the point I was making...
