Default Minimal damage in Stonecrest??

We have friends living in Stonecrest and there is minimal damage over there. Minor tree damage but no flooding. There seems to be much better drainage. Thoughts?

I think you may be comparing a postage stamp to an envelope.

How so?

Who is the postage stamp and who is the envelope, and exactly what do you mean?

I don't know about the elevation in Stonecrest, but I can speak from personal experience that when most homes are built, they do not put enough fill on the lots for adequate drainage.

The lack of fill has created many problems for many homeowners.

If your talking about the Golf Courses flooding most are lower then the roadways here so they are going to take a lot of water. If your talking about yards flooding, I know I took some but not major. A lot of that can be attributed to people planting hedge lines in the rear yard drainage swales where they're not supposed to. As for the tunnels they to are lower then the roadways so they're going to take water but when the drain in the tunnel can't take anymore water it to will flood. We were MUCH better off then a lot of communities in Florida that I've seen pictures of both on line & on TV.

We sub contracted 3 of our houses up north. First two houses were a flat fill, third house was a foot high fill, due to the high water table on our property. We wanted a deep basement and had to fill around house to accommodate the higher I beam. Do you mean houses should have been built higher? We did not have any water issues from flooding of the pond, in TV

I am not an engineer but from personal experience and that of some friends and immediate neighbors, I would say it's a combination of not only fill but the way some properties are graded.

I have been told that the low bid gets the job, unfortunately.

Yes, Stonecrest is mentioned, but it's clear the OP was comparing Stonecrest to here -- The Villages.
