I agree that resales are a better deal financially, provided they're listed at market value. Prices are negotiable, the bond is usually lower, and lots of goodies are included. And you can choose from homes listed on MLS or VLS. If you are planning to negotiate a resale, remember that you decide the offering price, not your realtor.

The emotional aspect, which is huge, is a different story. For some newbies, this will be their last important home purchase. And they want it perfect for their tastes, in pristine move-in condition.

That observation is a direct hit, Barefoot!

Wifey and I have bought only 2 homes in our 31 years together, neither home was new. Not even close. This time- likely our last time- our home will be new and will contain as much "fancy stuff" as we could imagine and afford for our lifestyle. For us, the 3rd time is a charm.
