"As of Nov. 6, Districts 6, 7 and 8 are eligible as required by Chapter 190.012 of the Florida Statutes to adopt rules to enforce certain external deed restrictions within the boundaries of the district. Districts 1-5 and the Village Center Community Development District for the Lady Lake/Lake County portion of The Villages previously qualified and adopted their respective “Rule to Bring About Deed Compliance” and currently enforce their rule that contains certain external deed restrictions.

Residents in Districts 6, 7 and 8 are encouraged to attend their district board of supervisors meeting on Nov. 16 as the boards consider the request for approval to move forward with the new deed compliance process. The board of supervisors meetings are held in the District Board
Room at 1894 Laurel Manor Drive and the meeting times for Districts 6, 7 and 8 are 9:30 a.m., 11 a.m. and 2 p.m., respectively.

Upon approval to move forward, the respective boards will adopt, by rule, certain external existing deed restrictions. A matrix will be prepared that will outline the deed restrictions by unit and lot that may be enforced by the districts. The rule also will include a fine schedule for violations. The fines are correlated to the costs associated with compliance, such as the cost of inspections, site visits, notice costs and costs of related meetings. It is anticipated that the boards will adopt their respective rule Feb. 15 during their regularly scheduled monthly board of supervisors meetings. The adoption of the new deed compliance process in February also will include Districts 6, 7 and 8 board of supervisors adopting a resolution to join the current ARC for Districts 1-5 and Village Center Community Development District for Lady Lake/Lake County and appoint a resident within their district to serve on the ARC. It is anticipated that the new deed compliance process for Districts 6, 7 and 8 will begin March 1 and the newly appointed ARC representatives will begin serving May 1. Public information sessions to review the deed compliance process are scheduled to take place 9–11 a.m. Feb. 6-7 at Lake Miona Recreation Center and Feb. 11-12 at SeaBreeze Recreation Center. Additional information on these sessions will be advertised through the media and on the District website at districtgov.org.
