paying down the bond or getting upgrades also equates to a lower price, so as stated above, don't take no

You can give it a try. But for new homes they don't move that much. Your biggest deals are when they are closing out a neighborhood, then the Villages reduce prices to a point I believe you would be happy with. Good luck.
