From our home in Hawkins (south of 44, off of Meggison Road, near Sawgrass) we have multi modal paths and easy access to three bridges that connect us to any area of The Villages that we want to go. We have not found any area to be inaccessible by cart or bicycle. The only place we ever ran into a problem in our cart was roof clearance in one of the tunnels on the Buena Vista Blvd MMP north of the 466. We have a rather high top on our golf cart and it scraped along the underside of tunnel. Soon we will have a 4th bridge to give us access to everything they are building in the Eastport/Middleton area. There is absolutely no truth to the notion that you can’t access everything by golf cart from the southern areas.

That's a good point and observation. I tend to agree with you. One would only hope that more amenities will work their south but who knows.

What amenities do you feel the south is missing???

We already have plenty of amenities here, Magnolia Plaza with a Publix, eateries and other services, neighborhood pools, several community and regional recreation centers with full facilities, golf courses, Edna’s on the Green, Fenny Grill, McGrady’s Pub, and Sawgrass Market will be fully open soon. Once Eastport is finished, it will be a full town square and shopping area, plus dragon boating lake, multiple championship and executive golf courses, and full medical facilities including a teaching hospital. I can’t imagine what we will be missing.

I don’t think the shopping available in Lady Lake is anything special. But we have easy access to the turnpike which means we can be in Ocala in 21 minutes (about the same amount of time it takes to get to Lady Lake), and Orlando in 50 minutes plus all the points in between. I consider not having a lot of big box stores in close proximity, and the traffic that they bring, to be a plus. Although, with all the family housing being built in Middleton it won’t take long for all manner of shopping to start cropping up along the 470 (Central Parkway). That will easily accessible for us but not close enough to really effect us.. Win-win.

I have more than a few boxed sets of The Beatles, for example. I need a CD/DVD player to access them...

Exactly what I was talking about. I can access my alarm, my cameras, several lamps on timers, etc via the internet from my laptop or iPhone. It's all done via WiFi...

Same here. The only smart thing in our newly built house is pretty much the thermostat. I added a mesh network to extend my wifi to the lanai and garage. Through that wifi I can control everything else. Alarm, cameras, garage doors, see the temperature in the garage and attic. Run the vacuum cleaner. Run the sprinklers. Monitor the pool. Set off the Claymores in the front yard. Expandability is endless.

The Villages is only supplying some extra wiring... Everything else is up the the homeowner to purchase...

We live in lower St Johns and have pretty easy golfcart access to Brownwood, Sawgrass, Magnolia and Lake Deaton plazas. I am not a golfer or shopper unless you count Amazon, and my husband is a very casual golfer and definitely not a shopper. We are neither big on going frequently restaurants especially now that my husband purchased this pellet smoker grill that is nearly as big as our golfcart. Maybe it is just us, but we have no issue with getting in the car to go up north to Sam's Club or to other amenities in that area because although we do enjoy riding around in our golf cart we never expected it to be our only means of transportation to take us everywhere we wanted to go in TV. If you are someone who wants to can the car, or only wants no more than a 10 minute golfcart ride to the majority of TV stores, restaurants, doctor's offices, etc. you are best to purchase more north than south because it took years to build up the north to what it is today and it will take years to similarly build up the south. We are happy where we purchased because it suits our lifestyle, but for someone who wants to have their daily morning coffee at Starbucks in Lake Sumter Landing where we live would not provide short golfcart ride access to that.

We are not in the south, we are way up north. We do not have the plate or any wiring.

We bought in 2022. As far as technology, you get a thermostat that you can connect to your wifi and control from anywhere. That's it.

Anyone in TV can buy the same thermostat for $300 and do the same with their home.

To me, Smart home means you can monitor your home with outdoor cameras, control/monitor the thermostat, control/monitor your irrigation, and lock and unlock your front door remotely. You'll still need to spend at least $1500 to get your place to do all of those.

Thank you for your perspective. What you say pretty much mirrors what my friends had gleaned. While some may tout "connectivity", the fact that a MMP exists to get you someplace doesn't necessarily mean that is the most practical way to get there. From Poinciana I can drive my golf cart to play pickleball at Everglades, but it's a long haul, and not my preferred method of transportation most of the time.

This is not a knock on the newer neighborhoods, just an observation, as you state, that if one seeks the golf cart accessibility to certain attractions, it may be more practical north of 44. It's at least a consideration.
