My take on Hillsborough is that it is very noisy, because Morse runs very closely parallel to it. So Morse is in your backyard, and also an MM path.

We had noticed that a lot of spec homes on Hillsborough were empty as of a month ago. Maybe they have been sold by now.

The Village of Hillsborough isn't anywhere near Morse Blvd. It is off Buena Vista. The street named Hillsborough runs perpendicular between Buena Vista and Morse, not parrallel. There is no Multi-model path along/through Hillsborough.

What is wrong with Hillsborough's location? It is surrounded by amenities and is close to Brownwood. lST is close enough too. It has a great location and a younger demographic. I do not understand the criticism.

I'm sorry. I meant Hillsborough Dr. runs parallel to 466a between Buena Vista and Morse. There are unsold spec homes along that street, and it is quite noisy with the road noise from 466A.

It’s not meant as criticism but an observation that many of the new houses that have not sold in these two areas are located adjacent to the very busy Hillsborough Trail that connects Buena Vista to Morse in this southern area of the Villages. The map which highlights not yet sold houses gives me this impression.

My advice would be to avoid Service Smart. Customer service is horrible. Trying to get what we paid for for two months without success.

For whatever reason, these houses were some of the last houses built in that neighborhood, therefore the last to sell. Some would rather back to a street rather than a neighbor.

Almost all the other homes are sold in Hillsborough - it is the fact nobody wants their Lanai on the busy street - you can see that in all the villages where houses back onto a busy street.

Hillsborough Trail in a major thoroughfare. The developer should have installed fencing and better plantings, similar to what we have on Buena Vista and Morse. IMHO these houses would have been sold by now.

You are right. Backing to a street makes it a premium lot priced more than interior lots. You don't have a kissing lanai.

Yes, I would have paid a premium for my house on Quietwoods Drive that has Warnock to the rear except that I got a great discount as it sat empty for almost a year. Later, my brother received an even better deal on his house on the same streets. Warnock has one heck of a lot less traffic than Hillsborough Trail. And, Hillsborough Trail will see ever greater amounts of traffic as more people move into the south east side of The Villages and then travel to Brownwood.

I like my house and my brothers. He says that he won’t trade.

TV developer is still offering a 4 percent discount on the replication (custom) program. V-mail I got yesterday said program will run thru July. Also said there were specially priced homes in Hillsborogh, Deaton and in historic side. Oddly the v-mail heading was "Final Phase of New Home Development" Talked about Pine Ridge making it sound like that's the end..... BUT we know there is more to come i.e. Pine Hills, Osceola, LaBelle South, etc, etc. Like someone else posted Marketing 101 and TV does it well!
