The Developer can change this by building a comparable number of Executive Golf Courses in newly developed areas, but they haven't done so . . . PITCH & PUTTS DON'T COUNT!

No need to yell.

Conservation Way sure one needs money just to pay taxes. Bridgeport not even close

Not sure where you got that idea, it's generally quite the opposite. Now get off my lawn!

Yuck! Now I know which pool to stay far away from.

The cart tunnels have more clearance in the South, because the people are taller...

I love living here in TV!

There are SO many nice things about each area its overwhelming trying to figure out which neighborhood to buy a home.

Thanks everyone for your input for those of us still doing our research.

If you’re already living here, why are you overwhelmed trying to figure where to buy a home. Are your current experiences of village life causing issues?

Tom M 04-28-2025 07:16 PM

I like the styles, walk in showers, storage space, and pantries in the newer homes south. But I dislike the narrow roads and the houses so close to the road making it seem claustrophobic. I like the walking paths and style of the rec center pools. But not thrilled with the extra taxes and utility rates that you get from Wildwood and Leesburg either. Established trees and lower bonds north, younger folks south. Neither area is perfect but they're both far better than many other places to live.

Thanks for you response!

Not sure exactly what you are asking me. Nothing is "causing issues" so help me understand your response.

Like I said, so many of TV neighborhoods have so much to offer and overwhelmed by the amount of things and amenities offered.

You've obviously never taken a trip down here.

"Every bit" was a slight exaggeration but I didn't see much left standing in the new areas near Middleton and Eastport on the three trips I made down there this year.

To be fair, I don't recall if that was wooded area two years ago or mostly open field. There might not have been much to leave standing anyway.

It doesn’t matter if you live in Bridgeport, Orange Blossom, Fenny or Well Point. All Village golf courses, country clubs and amenities are open to all residents.
Compare it to other Florida communities….we have an outstanding quality of life here for very reasonable amenity fees.

It was 90% pastureland, sod farming before.

I couldn't make up my mine which direction to go so I stayed in the middle.

Just wondering........is the Lake Sumter Landing area considered the "north"?

And yet, you felt the need to say "The developer leveled every bit of nature they could find in the new areas".

Nice. A very balanced, although subjective to one's personal preferences, and well considered view of the differences between PA and Maryland. I mean, north and south of the Mason Dixon line.

Not true.

Most of the trees were leveled long before "The Developer" started building... It was pasture land for cattle for decades...

They actually went out of their way to preserve wheatever trees they could. Much like they did in Marsh Bend...

It's currently the "North end of the middle of TV"...

Right now, the geographic middle is considered to be between 466a & 44 (closer to 44, ie Brownwood), but that too will change as they continue their southern building...

Looking at the map, The Village of St. Charles is north/south center. That is north of 466A.

A straight line from the Mulberry Grove Rec Center to the circle at Bexley Trail and Landstone Blvd (a little south of Boosters) is 17 miles. The 8.5 mile mark is in the water of Evans Prairie, just south of Pinellas and north of the traffic circle with Hillsborough and Buena Vista.

If you want Spanish Springs and Eastport/Middleton and everything in between to continue to be a wonderful place to live, please stop comparing north to south. Recently I was at an establishment north of 466, as soon as I said “Hi” to an individual, the usual question was asked. What Village do you live in? My answer “ South of 44”. Immediately I get the lecture: I would never live south. There is nothing there, no trees, no golf courses, no rec centers, no pools. And the best one is all the roads are straight. I've had this conversation before and my answer is always the same, “everyone has their preferences.”
I don't want to get into that debate. But, the questions continue, how much did you pay for your house, how much is the bond, you guys are destroying our lifestyle.

These conversation are what will destroy our Lifestlye! Why can't everyone just have their preferences and be happy!
Let me hear your opinions.

If it makes you feel any better when I said ( a few years ago) I live just South of 466A the people looked
at me like I told them I just landed from another planet. :icon_wink:

People having opinions has absolutely nothing to do with the decline in our lifestyle. If there is one it is due to a HUGE increase in population and the corresponding detachment of the developer to individuals. I'm sure there are others who's opinion is there is no destruction of our lifestyle and that is just fine with me.

North vs. South Considerations

Seeing many of these North vs. South arguments, I'd suggest others keep in mind what I've been seeing after being here just a couple months in the Eastport area:

-Everything seems prettier/more developed further up North (trees/landscaping, etc.)
-Northern Villages flow well together as the developer bought a chunk of land vs. down South where they're building around existing town it seems like
-Eventually with Middleton and Eastport built out it could become a much cooler part of town down here but it feels like it could be years before they feel as 'finished' as Brownwood does
-It gets old being 20-30 mins away from anything you need, as you'll find everything from dry cleaners to acupuncturists much closer to the North and almost none of that by us
-South is much closer to Orlando

At the end just different and in different stages. Making the North vs. South comparison will make more sense in a few years.
