Are you looking at your property tax, your total ad-valorem tax, or your entire annual tax bill?

My market value did decrease twice, once in the same year that the property tax millage rate was decreased. It’s difficult to calculate how much that affected my property tax since my Homestead Exemption and Save Our Homes limitation were both kicking in during that period.

I don’t have a homestead exemption, I was looking at the whole tax bill. The amount I have to write a check for each year.

The whole bill includes some other lines too. Your property tax line might have decreased but these lines might have caused the total bill to increase.

For example, in 2021 my property tax line decreased by $175 due to market value and millage rate going down. That same year my maintenance fee took a chunk of that away when it increased by $40. In the end, the property tax decrease didn't affect the $6,000ish bottom line much at all.

The market value of your home may not have decreased that year, if you don't live in Sumter County then your rate may not have decreased that year, or your other fees may have changed that year to negate any property tax savings.
