Default Property Taxes on a New Home

Is there a way to find out what the taxes are on a new home when visiting?

From what I understand, besides the mortgage, our monthly payments will also be the taxes, bond, if appl., and amenities fees.

If it's a new home, I would go to the county site and find a home with the same approx value and look at their tax bill.

or estimate at 1.5% of the value.

The Villages agent should be able to tell you the bond amount, bond payments, amenity fees, and the current year taxes. However, the taxes are calculated by the county every year and they are subject to change, especially for a new house. There is also an annual maintenance fee to maintain the infrastructure, which is also subject to change. The only things that are fixed are the bond amount and bond payments.

If you qualify for the homestead exemption your taxes will go down a little the following year.
Go to the County tax collector or assessor site and you can estimate the taxes. The taxable value of your home will probably be a little less than you paid so you can use what you paid for the home for an estimate.
Remember you will also have home owners insurance which can be expensive.

Bonds were last time I checked, Patio Villa $10,000 Courtyard Villa $14,000, Cottage $21,000 and Designer $24,000 and Premier $40,000. Those you can pay in a lump or over 30 years. I have a Courtyard Villa (CYV) which is $14,000 and it's $1100 a year for 30 years. The tax will be about $1500 to $3500 and the maintenace will be about $450 to $600. Type in an address in the counties below and see what the properties is paying.

Might not work----If it is new construction the previous tax assessment is on the undeveloped land only. First year here I had a tremendous tax break for that reason

Be sure to ask about city tax, we got a surprise from Fruitland Park that the real estate sales person conveniently forgot to mention. Pretty sure people so of 44 have Wildwood city tax also.

Check on the bond interest rate as well. I paid mine off when I realized I was being charged 8% interest.

When purchasing a new home Taxes are usually not the same as the Tax records indicate because the property is now improved with a home value added.

If your lucky enough to find another pevious home that was sold in the area, close to the specs of your home, you can sometimes come close to your new home.

The Property Appraisers office has a website that allows you to estimate the taxes on your new home. Then add, the BOND, Maintenance and Non ad valorem fees.

Really..... you were surprised? All that info. is out there you just have to do your homework. I'm not sure if I ever heard of a city that didn't have taxes or did you not know you were buying in a city? I would think Lady Lake, Fruitland Park and Wildwood all have city taxes.

There are many homes north of 44 that are in unincorporated Sumter county. These lucky homeowners do not pay any city tax. These homes are assessed the lowest real estate tax of any in The Villages.
