Realtor or FSBO?
Do you think the housing market is strong enough to forgo a realtor and just sell my 2X2 patio villa on my own?

Absolutely. I'd certanly try that first. I've sold FSBO and it's pretty simple. An ad on craigslist, here, and the Daily Sun and you can pack your bags.

I think that by just posting your question, you are well on your way to FSBOing. You will get contacted by people reading this. This is where your ability to deal with — and read — people comes in.
Contact a title company. They used to provide kits for FSBOs. I assume they still do. Make sure you cover all the legalities. If you have to advertise, take good pictures. Do your homework and ask yourself how comfortable, confident, and savvy you feel about dealing face-to-face with potential buyers. Other than the legal stuff, that’s the most important part. A patio villa will sell fast. Just be sure you know how to price, how to advertise if needed, and how to handle the public. You could get low-ballers and other types of pushy people. But you could also get a nice cash buyer who wants a patio villa. Put the word out among your neighbors first. If you are up for it, go for it. I would. But that’s just me. Boomer |

No downside to Trying Fsbo. Have sold four houses without a realtor. Houses priced well sell fast

I have sold five homes fsbo and bought our TV villa directly from the owner. I also used to be a licensed Realtor in Missouri. A realtor (or real estate salesperson) offers some advantages, taking care of all the details and paperwork, doing the advertising, holding open houses, and primarily having a que of ready buyers. However, in a hot market like the current one, those advantages are somewhat minimized. A title company can take care of the contracting and closing details, you can do the advertising and open houses. Set a realistic price, somewhere between where a realtor would price it and what you would realize after commission and get it in front of as many eyes of potential buyers as possible - Zillow, FSBO, TOTV, Nextdoor, Daily Sun, Craigslist, Facebook, etc. if no offers in a couple weeks you have either priced it too high or haven’t advertised it effectively, and then you may want to list it. Also, clean it immaculately and declutter and stage it to look its best. Good luck.

Make sure you have an inspection on the home; doesn't cost very much and very worth while. I have been a realtor for 40 years and always had my people do an inspection if you are also buying.

We sold a house here ourselves. Word got out and we had 5 people interested. Sold to a previous renter for asking price. Used a Title company. So easy and saved $15-17,000 in realtor fees. It’s a sellers market. Not a lot of homes out there.
