Default Rental concerns

Hi, everyone. We are coming in March for our tour. Our situation is different. We would love to buy a place but use it in the late spring and summer and try to rent it out during the winter and fall. We are also considering one of the manufactured homes. Do they rent well or do most people want the other type homes? If we choose not to buy are there some deals to be made on long term summer rentals. We would be most interested in the months of June, July and August. We are also experienced home exchangers. Do the Villages have any policies against this? We would only exchange with people in our age group without children. D.

I think you could just about name your price on a summer rental. Most people want to come here in the high season i.e. Jan - April. We used to have a place we rented out, but we've since bought a house and don't do that. Our experience was we did not have a problem during the high season if its priced it correctly, but the off season is more competitive, especially with many more rentals on the market than there used to be. I suspect (could be wrong here, just my feeling), that the cheaper rentals, such as patio villas, are easier to rent as opposed to golf front designers, for example. Its very difficult to find renters for the summer months though.
