If the pandemic is still happening in April 2021 then yes will probably have to quarantine. But 14 days is nothing compared to a whole winter! Worth the trip to TV for sure.

I am an out of town owner. I had a new house. Here is what Down Home did. They turned the sprinkler up to full blast. When the rainy season hit, I asked them to turn it down. They did not. We rented a home here in the villages for three months earlier this year before we purchased our home. If you want a great selection with good customer service for rental units here in the villages use DOWN HOME PROPETIES They have the largest selection of rental units in the villages and they were very easy to work with very nice people. We found that the villages rental properties were basically long term rentals they had very few of the short term rentals.

We rented ourselves and never had a problem. We were getting just as must as the management companies. I would recommend that you get a home watch company to check n your home while you are not there and to set up cleanings after clients. We also never had any issues with any of the renters. Welcome to the villages you are going to love it here.

We did rent out our property every wintertime. We do it by ourselves. The last time we inquired about property management ( forgot the name of the company) the man came over and he had a contract form with him. And what's a red flag is, he won’t let us even read and see what's in the contract sheets. So, we concluded that he wants to make money on our property, not to our terms but to his terms. So, we ended up doing it by ourselves.

Managing and Acquiring rental property
 
We are planning to move to TV in 4 years so started with the idea of a rental property to catch apart of the appreciation gain. However, we were trying to decide between a pure rental and renting our “forever” home. Then Covid hit.

We are sitting tight and are curious what others have found. We saw one home that we had looked at sell, then fail to rent, then sell again during this time. Dropping price multiple times.

We work with Mike who responded above. Michael Ritzenthaler. He has the $100 a month fee for management and strong insights to expected costs and rental rates.

BUT, you still need to follow uo on the managment group. I can tell you this, from a renter point of view, when we were looking to rent, before we made the decision to buy

Do it yourself
 
Hire a home watch service. They will check the house weekly and notify you if anything is wrong. They should be on call 24/7. Join the facebook page Landlords of the Villages, where members share leads and information to better our investments. The management firms get a bundle of money and will likely only fill your place Jan-March which is the easiest time of year to fill. You can always do it yourself and switch to a management company if it doesn't work for you.
