Nope, deed restrictions can be changed after the fact.

I would think that since there are more homes being built here every year that there would be more rentals.

I have no idea whether or not a higher percentage of homes are rented out.

I honestly don't know, nor do I care if the people in my neighborhood are renters or owners. I'm not able to see any difference.

I could never tell who was a renter vs. Owner. Most everyone is nice.

Allegiance: I could not agree more. But this conversation always turns to personal when in my view its just business (ie the affect on my investment).
Simply stated again the issue is intent, mission, purpose or whatever one wishes to label it. The Villages marketing uses terms such as 55+ retirement community" "Florida's Friendliest Home Town"

So what is it? is it a horse, a zebra, or a horse with stripes?

The ability to rent increases demand for houses which may actually increase prices.

You are correct. Many soon to be full timers never would have purchased if they couldn't temper the expenses with high season rental income.

Very beautiful. very far south. thank you

dewilson58 02-12-2016 10:33 AM

So what is the going rental rate for the season???...........1% of the property's FMV??

Greg Nelson 02-12-2016 11:31 AM

Based on what we pay it is a little over 1% in high season. High season the rent jumps a grand/month.

Yes, the rich & famous beautiful people live south of 466A [emoji6]

Greg Nelson 02-12-2016 06:14 PM

well we're not rich or infamous so far. We like the quieter north end close to Mulberry.

I rented in TV while I was 52, 53 and 54. I left each rental in spotless condition, and I always received 100% of my security deposit back. I have rented in different villages each time to see which area I prefer as it is my long term goal to live in TV someday ([I am still working full time and need to stay in the Midwest to stay near my elderly dad whose health has recently suffered a setback). All of my TV landlords were wonderful, and each village was great! I think you would like me as a neighbor; I am pretty quiet, friendly and always glad to help, and I was that way before I turned 55 last year. Please don't categorize all renters under age 55 in the same negative light.
