(I understand the sense of community between owners but...)

I also understand that renters can be an issue, however, that is not the case with me. I was an owner before I came here to test out area before purchasing, until the prices went so far up, that if I wanted to buy, I may no longer be able to afford to buy here. I am also home-bound due to illness so no parties, no noise and I maintain the property as if it were my own.

I hope I am wrong about this....

I think The Villages should stop homeowners from renting out their properties and/or people purchasing properties simply as an investment to rent. - Chasam

Every home around me are rentals, NO I don't like renters and the dogs they bring with them to trash the neighborhood and my yard. There are more rentals than year round owner homes and then there are the part time owners, not much better. Last year I has renters selling drugs across the street from me, that was scary!!!!

I hope this is not true. I am arriving on Saturday and will be renting for 3 months. I was hoping to meet new people while I am in TV. Was looking forward to it until reading this.

it is true & it isn't. we have a home next door that the owners only visit 1,2x per year. the rest of the time, it's rented out to family members &/or friends, & on occasion to 'strangers.'
we are very cordial to anyone in the home, but do not have the time to establish friendships. it doesnt mean we arent friendly, but i have a full plate 24/7. each household is different, but if you have a dog, it makes meeting people a cinch. best of luck to you & really hope you enjoy your stay! you'll be back, lol :icon_wink:

I think any homeowner that doesn’t rent would prefer that others around them wouldn’t rent as well. However, it’s all about selling new homes. Putting restrictions on rentals, and vigorously enforcing those restrictions, would eliminate a significant source of demand for new homes. Additionally, renters spend money to support local businesses, some that might not exist without the additional revenue. Therefore, rental restrictions aren’t happening. Personally, I don’t have a problem with long term rentals to 55+ tenants. It’s the short term AIRBNB type rentals and rentals to younger people that tend to not be in harmony with the existing neighborhoods.

One thing I can get behind 100% (which won't happen, but this is a "I wish" thread so it's a wish, not a request):

New Rules:

Rentals are allowed. No homeowner may rent more than one unit at any given time (that reduces multi-unit landlord investment schemes). A homeowner may allow family to reside in a separate unit owned by them, with the following restriction: At least 1 resident in that unit must be 55 years old or older. ALL OTHER residents in that unit must be 30 years old or older. No one under 30 is permitted to reside in any rental unit at any time, for any reason. No exceptions will be made.

Visitors in a rental unit may be under 30 but they may stay no longer than 1 week in any 12-month rotating period. So they can't stay the last week of December and the first week of January. Any visitor under age 30 found using ANY amenities without the resident's presence at that amenity will result in the tenant losing their right to have guests at all.

As a previous homeowner I agree that unlimited renters is not ideal however that is something that needs to be changed here by enacting a "rental cap". I however am a renter encountering bad owners that are letting their dogs run loose as they chase & charge at us growling/barking when I leave my home. And leaving their dogs outside day & night barking at everything that moves. In this scenario, I am the better neighbor!

Owners who rent their homes in The Villages should have RULES.

Owners who rent their homes in The Villages should have RULES of term.

NO Daily or Weekly Rentals!!
Minimum 1 month Rentals.
Owners should be fined if tenants fail to comply with community rules.

My wife's favorite friend since moving here was a renter. Both were sad when the rental agreement ended.
