I will bet you the property with the path is owned by GTMJ Investments Group value $232,320 and the wild life preserve is a strip of property approximately 65 feet wide and approximately 4/10 miles long running along the back of the properties in your area separating you from the farm land in your area. The 65 feet wide property is owned by The Villages of Lake Sumter. It is obvious do to the shape of this property it will not be built on.

I do not think she wants her address posted. You should respect her wishes.

Shadow. One picture is worth a thousand words.

It is always wise to prepare for a surprise when you buy a lot with nothing on it behind you.

Another 1000 words, note the red “X”.

Yes, that is the area and our home. And that is the land that a dirt road is being built on. I will be going to the appraiser's office tomorrow.

Thanks to all of you for your help.

You need no help from anyone if you have it in writing. If your home is a resale, then it would be the responsibility of the previous owners unless there is something on the deed.

Where do you live?

I have checked with my realtor with no help. Thanks for your help. I will see the appraiser tomorrow.

If so, the Sumter County tax office can answer any questions you have about property that adjoins your property. Your inquires should be directed to the zoning dept.

This forum can do nothing except guess as to your situation. A call on Monday to the county offices can answer all your questions.

You are correct........I will call tomorrow. Thanks to all of you for pointing me in the right direction.

Thanks. But I think it's too late for that since The Shadow has found me. I will be going to the appraiser's office tomorrow.

Thank you all.

I may be wrong, but since that whole area that backs up to Mariluu's home is the family compound, I'm thinking GTMJ stands for Gary, Tracy, Mark Jennifer ... Dad and his three kids.

Mariluu, who exactly put it in writing that the land was a wildlife preserve? Did you purchase originally from The Villages or was this a pre-owned home that you bought?

I'm thinking they can probably do anything they want to with that land.

When the Realtor says it is a wildlife preserve....and the paperwork describes the property with the privacy of a wildlife preserve, no one should have to worry about surprises.

I would take any paperwork you may have gotten at time of purchase that states this is a reserve. Please keep use posted.

starflyte1 12-11-2011 01:00 PM

Approx how close to the fence is the area being disturbed? Could it be 65ft from the fence, or is it closer?

mariluu65 12-13-2011 05:03 PM

Road will be built no matter what

This is a follow up and the last I will be talking about the dirt road built behind what I was told was a wildlife preserve.

I went to the Sumter County Appraisers office. They could not help at all. They sent me to Building and Planning on 466a. Nice people who spent a lot of time with me. They said it is not a Preserve, but private property owned by The Villages and Lakes and Live Oaks. Nothing I can do unless I want to sue the Realtor who sold me the property. And that won't stop the road from being built.

I also talked with Janet Tutt and she cannot help since this is not a district problem.

So beware what you have in writing from your Realtor. You need proof of everything.

Thanks for all your help.

Marilu

Good thinking, English Ivy. You probably nailed it.

Mariluu, if the preserve is the 65-foot wide strip that The Shadow located, and the dirt road is not inside the 65-foot strip, then your real estate agent gave you accurate information. I also am hoping that once all the dirt moving is done, the dirt road will not be as intrusive to you as you fear. It's not like anyone who wants can take their carts or dirt bikes onto the Morse's private family farm.

You did well to come here for guidance on how to get more information. I am hopeful for you that this is a situation of, "all's well that end's well".
