there is also the option of spanish tile, occasional cleaning every 5 or 6 years, and your good to go. Expensive but not as much as metal. Our roof was $50,000 20 years ago.

$50,000???

There is extra sound involved with metal roofs, at least the ones I've been around. You may want to consider this aspect.

Yes, that may be true, but your INSURANCE COMPANY may not agree with that and require a new roof every 10-15 years or dump you regardless of the warranty. Whether it is shingle or solid stainless steel with a 1,000 year warranty that just may be their policy.

I have never heard of an insurance company requiring a policy holder to replace a roof. We have an architectural shingle roof we replaced after 16 years not because it was wore out but because a wind storm damaged it. The roofing company that replaced it said had it not been wind damaged it would have lasted another 10 - 15 years.

I don’t believe metal roofs are allowed in a association community! Better ask the villages first!!!! There are none here so do you see any?? What does that tell you? Look around.

Definitely check with ARB. Was going to replace my roof two years ago with a metal one. Call the review board, and they said absolutely not, no one is allowed to have a metal roof. I did question how come the units around Spanish Springs had metal roofs but was told "I don't know anything about that". They do have metal roofs.

Commentary encouraged.

Are you sure TV will permit that?

Didn’t know that but we did live in Sumter Co. Thanks for that info. I don’t think I ever saw a metal roof on any home in TV.

Back in the day, sold a lot of steel for roofs - homes, garages, barns, etc. Yes, it was long sheets, but the principal and commonality with what “looks like shingles” is the same:

1. The color will fade - especially in the intense sun we have

2. It is noisey - the expansion/contraction rate in our FL heat will have it snap, crackle and pop constantly

3. Loud during a rain storm

4. Will “sing” during wind depending on angle, slope, how the cap is installed and type of fasteners used

I had metal rood in OKC, lot hotter than anywhere in Florida. Yes, it was little noisy, but the steel wouldn’t dent unless hail was size of racket ball or bigger. Never heard no popping and was no snapping. Roof had it for 15 years faded just little, had hail size of hardball with Few small dents. Dents didn’t bother me cause I never look up at roofs. my neighbors had single roofs and replaced them 6 times in that 15 years. ( Oklahoma has real storms, haven’t seen real storm here in villages yet, and yes, I was here when the hurricane passed 5 miles away).

Metal roofs last 40 years or more that’s why you sold them. People get tired of wasting money. Beside who looks up at roofs anyway. There NO reason why metal roofs shouldn’t allowed in villages, the developers put them on there buildings cause the know asphalt roofs are waste of money.

I would question aluminum cause it’s soft metal and golf balls and golf ball size hail will probably put big dent in aluminum? Plus I bet aluminum twice as much as steel materials.

The condo’s by SS are slowly replace the tile roofs with metal. I imagine the are close to commercial building that have metal roofs. The districts pupp——. like keeps locals employed so why they don’t allow fake grass and metal roofs. Puts relatives out of business.

But, you don’t have to replace them. When it rains hard I still heard the noise here. How often does it downpour and how long? Light rain makes no difference. Yes, I had metal roof for 15 years in tornado alley where can be storms bad enough you get underground.

There have been a couple posts here about people claiming their will be dropped if they don't replace their old roof as well as a number of posts where posters reported they couldn't get insurance (or not get roof coverage or get depreciated value coverage) unless their roof was replaced. While I'd like to find them and link them it's just not worth bothering. I know for 100% sure it happens elsewhere in FL as my son-in-law's parents live on the east coast of FL somewhere near Cape Canaveral and their company required the roof to be replaced or they would be dropped 2 months after they moved in.

Here is an article I just Googled: Insurers sending letters to replace your roof or lose your coverage | WFLA
