Always home for sale in villages and everywhere else, most sell within two months, always will be. People die, move, and move on.

I'm not sure I would call it a glut, but there are a lot more homes for sale than usual. It seems that a new one pops up every few days in my area - Pine Ridge.

I think there are many factors involved. Many people who move to The Villages, will buy an sell an average of two to three times. Then as an older population people either, unfortunately pass away or move back to where they came from for health or family reasons. Finally, there are those who leave as the The Villages has gotten so big some early buyers sell as they feel this is not what they signed up for when they originally bought when TV was supposed to be capped at about one hundred thousand. For these reasons I think there will always be a lot of homes for sale. With that said, if your home is in a good location and priced right my guess is it will sell in a very short time.

2% of the homes available is about right for a normal market and that is where it stands based on your figures.

I am a Realtor here and there are a lot more homes on the MLS than last year (2019 was around 210 at this time). I attribute it to the economy due to the Virus. I was a Mortgage Broker during the 2008-2009 Mortgage debacle and 2nd/Vacation Homes were the properties that sufferered the most as people had to tighten their belts to survive.

There is 2.6 months of inventory 3.0 months is considered low. New homes are a different story. But I am under the impression that TV never has a problem selling them.

Been here 23 yrs. Homes are being sold because people died, moved north because of health issues. Homes sell pretty fast. Not so much in the summer . Don't think the coronavirus has anything to do with sales. Where are they going to move to? Virus is everywhere. Some states worse than Fl. Check out other surrounding communities bet you will find they take longer to sell a house than here.

Not really, this is high time for sales. Many future snow birds are looking to find their own place. Many homes are priced a bit lower in the summer. There are reasons for this.
