Homes we have been following have sold in less than 30 days. Average listed price $700,000 to $800,000. Must not be worried about virus, or that it’s close to 100 degrees

Also, not everyone here in TV don't go to the squares to be entertained. It's fairly simple math, 3 squares, 120,000 villagers. If so, even if they went once a month it would still be very packed. It seems that many of the same people frequent the squares while many rarely go. Something here for everybody, which makes it what it is.

We like being fairly close to 27/441 and the stores/restaurants there. Only here for 5 months and before the virus we would go to the squares for entertainment and than out to dinner a couple of times a week so being in the middle at Bonita works well for us,

With all Rec centers games, clubs, indoor activities, and most entertainment cancelled until ‘further notice’, could perhaps have something to do with sales. If not a golfer, there is not a whole lot to do here during this. (Same as most of the country)
Just noting that all the things advertised as reasons to come here, is not happening and no one knows when they will resume. So maybe that is giving some reason to return to family or delay buying here. I know we are.

Best locations in The Villages
 
Live in Sanibel, Hemingway, Duval or Hadley. Best locations for stores, Colony Plaza, Walmart Grocery, 6 champion and 20 executive golf courses nearby, plenty of pools and recreational centers in area of these villages per square mile. Located in the middle of all three squares. Easy access in and out of the Villages to major roads.

The Villages home sell faster than most areas in Florida for our age group if priced correctly. Those prices keep going up it seems and we don’t want to spread the rumors there is a glut, as we like our house prices to continue to go up. If not, people might look towards the coasts where all that wonderful water is located.

normal summer pattern, many new builds selling by the Villages.. with some resales.. MLS is short of resales.. remember people die, move back north to be with family due to health issues.. etc.. this year is slower then most.. from a realtors wife..

I don’t know the number of homes in TV but I believe it is around 60,000. A healthy market should have 5% of home for sale.

They are talking about a reduction in taxes so as to get reelected but believe we will be seeing some new faces running Sumter county in the near future.
