I'm 53, moved in last July when I was 52. I had to get a waiver to buy my home. They asked me if I had children under the age of 18 and where they lived. I have 2 adult boys. Both in the military. As a result, I was granted a waiver.
I'm surprised someone much younger than 55 would get such a waiver. I thought you had to be very close to 55.

The law does NOT state that we must allow 20% under age to live here. The law states that we cannot have over 20% under age and still be considered a retirement community. We could have NO one under 55 here. Many retirement communities right around us do not allow anyone under 55 to live there.
The developer has decided to allow the under age and felons to live here. I have never seen The Villages disclose the number or the ratio of under age 55 persons living here.
I know one community in Ocala that weather you by new or used home you have to be approved by a committee, also its a real gated 55+ community.

Ever notice how many "under 55" villagers make the news?
Criminals, drug addicts, assaulters, burglars, car and golf cart thieves...…
Not that all the over 55 crowd are angels, but
Just 'sayin...….

Also you do not have to be 55 to live in TV. You can not have anyone under 18 living with you (they can be a 30 day guest). Also no such rule as one person has to be 55 or older. There is some law that allows up to 20% under 55 in a 55 yr old retirement community in Florida.
It is in deed restrictions that 1 person purchasing the home needs to be 55 or older. No one under 18 is supposed to be a full time resident, however we all know there is a young child living with his grandfather on historic side (he now has custody of this child after long battle with his daughter who no longer lives there). And yes the 20% rule does apply here, so that may be how this 42 yr old “lives here”.

First of all, you are assuming that is still a sex offender that he could not have learned by his mistake. Secondly it is up to the parents and grand parents to watch over their children. You are obviously a concerned grand parent so I am sure your grand kids will be safe.

Surprising, you signed a waiver. I know several people who are less than 50, who bought new and used houses, there is no control over used houses. For rentals, there is no control. We also have families living in our neighborhood. The school bus stops at the gate to pick them up. I have met younger nurses who bought in Fenney to be close to work. I could go on but you get the idea.
Not true of % or rules.

Are you thinking that "The Developer" can somehow prevent someone who has been convicted of a felon from living here?

The community is required to report the numbers to the proper authority in order to maintain th 55+ designation. I'm not sure if they are required to publish the numbers to the public.

First, you don't know what he was charged with. A man can be on this site for peeing standing beside his car at 2 am or raping someone...second, he has every right to live here just as you do. Third, go to the sheriffs site and I bet you have hundreds withing a 10 mile radius which again is because of #1..Sex offenders list can be he was 18, she was 17&3/4 but her parents hated him and pressed charges even though she was willing and they were months apart in age etc..so before you go judging anyone 1 find out the facts, and 2 make sure you are pure as snow. I agree that a child rapist, porn etc is beyond horrific and think they should put them away in a mental institution forever at best but I am 100 percent that judging before speaking to the person you are judging is just as bad, you need to know the facts.

The Villages is loaded with sex offenders because children are not allowed to live here.
