Default Snowbird who might buy someday.

Re taxes, is there a formula one can use to estimate what property taxes would be on a house in The Villages? If not a formula, what would be the range for property assessed at $150,000 or so.

adk77, I'm a TV wannabee who has been to several open houses in TV when I rented in TV last year. When I go to an open house I usually alway ask the real estate agent about the property taxes.

Someone correct me if I'm wrong -- the property tax for the new owner(s) is a percentage of the sale price of the house. 2% of the sale price sticks in my mind, but that percentage could be wrong. I don't know how the homestead exemption figures into that percentage if you live in the house year round. Hopefully a TOTV veteran can post more information.

If you're considering buying in Sumter County, take Bogie's suggestion and check that link out.

You asked about a property assessed at $150k. Keep in mind that an assessed value is set at about 85% or so of the purchase price (someone correct me if I'm wrong, please!). So in your example, you'd be looking at a purchase price of around $175-176k.

In addition to your property taxes (referred to as "ad valorem taxes"), other things migrate their way to you via what would be considered your annual 'tax bill'. These are called "non-ad valorem assessments". Our bill has line items for the bond, the bond maintenance, and the fire district. I don't know how the fire district amount is derived but I do know that the bond and the bond maintenance amounts will differ property to property. You can find out what those amounts are when you look into a specific property you might be considering.

Would someone also comment on the difference in tax rates of the counties that make up The Villages?
For instance, which county has the lower tax rate plus other considerations?
