Default Sources for finding homes for sale in the Villages

I've located three sources for homes for sale in the Villages - the Villages website, and an FSBO site. We do have a rep - Kathy Gooding. The other realtor site that seems to have several homes listed is Milton Leedy. Any other suggestions? And where do you find out about open houses? I checked the classifieds in The Daily Sun and couldn't find any.

Thanks to all who contribute to this site. I've learned so much. Our for sale sign just went up this week in a slow market in Columbus Ohio.

Try this,

http://www.lylesellsfla.com/index.shtml

Kind of a complicated site but you can drill down and find all his houses divided into above $250 and below $250. Lots of listings. Start at "Special Listings".

JoJo,

Another realtor with a lot of information is http://sallylovesells.com/

I have not used them, but I did ask them a couple of questions and they were cooperative.

The classified section of the DAILY SUN does not show the daily open houses that are paid advertisements posted every day by The Villages. I was annoyed that I hadn't discovered that until I got there in person. It would have given me a lot more insight. These open houses are for NEW and RESALE. They last for two hours every day in a number of places. Also, I THINK I found out that the developer releases a number of houses in bunches after they are finished, it was just luck that we found ours with a view of the rec center which suits us to a T. They do not build for you AT ALL. You can buy any of the houses that are finished or a resale. I found out too, that a lot of resales are villagers moving from one house to another, VERY common.

The rep we had was not particularly eager to show resales. I don't know that for sure, but sensed it.

It helps too to be somewhat familiar with the models. I concentrated on Ranches and Designers that we were interested in and learned very little about the villas or Premiers. (All of our rich uncles frittered their wealth away) : I printed out the floor plans from Lyle Gant's site and arranged them in order of size and divided them between frame and stucco. I put them in a notebook. THAT helped a lot.

ALSO. Get the five dollar street map that you can only buy there. It was invaluable.

If you call the office they will mail you one of the $5 maps, about $5.75 with postage.
I've had it for about a month and it's very useful in determining the resale locations in preparation for my trip down next month.

Boomer,

I like your idea of printing out the floor plans in advance. I'm constantly rechecking them when I'm on the website.

Thanks

Jojo

Jojo.

I am so excited that you have somehow mistaken me for Boomer. I think she is incredibly bright, witty and disarming, not to mention mysterious.

Unfortunately I am quite plodding and dim and if I have a hole in my underwear I will mention it. (There is nothing mysterious about me at all) :

Hugs,

Oops - I think I put both of you in the same category - witty and funny. Looking forward to meeting you both when we get our house sold and get settled.

Milton Leedy and Sally Love are basically the same, add that to The Villages website (new and resale) and some FSBO sites, and that's about it
