Is the lanai included in the square footage on homes in TV? I.E., if the home is 2,000 sq feet, does it include the lanai space and also garage space? Thanks.

Some of The Villages old brochures included the Lanai, Garage..basically anything under roof. Go to the Real Estae section and there are links to The VIllages Floor Plans

The general answer to your question...is no ... quoted square footage does not include lanai, garage, birdcages, or exterior entryway. Only that which is under heat and air. Some resales count in the lanai if they have enclosed it and put it under heat and air
