Default Sumter Tax Increase

After reading the threads on Sumter Tax Increase, I looked at mine and determined an Ad Valorem increase of $ 768.80 on a current valuation of $311,750 (Designer Home).

An increase of 25.94%.

I called Sumter and determined the following:

All similar house types (Designer, CV, Premier, etc) in an area are assessed the same (nominal) increase in Market Value, BUT:

The increase in Assessed Value is capped at;

3% for Florida Residents
10% for non-Residents

And for non-Residents, the School Tax assessment is at full Market Value.

I wonder if the tax issue in Sumter county has any bearing on Lakewood Ranch now ahead of The Villages in new houses.

My bottom line overall property tax bill for a CV north of 466 increased by 9.8% year over year. Ad Valorem alone went up 12.4%. My assessment was raised, so this increase is not only due to an increase in rates. But obviously it is nowhere near 25%.

It's most likely because they allow young families with children to buy in several sections of Lakewood Ranch, it's not all age restricted.

The tax's on my designer built in 2009 went up $142,00 a year or $11.85 a month. That includes the value of the home being raised, A lot of folks are jumping on the county folks. This increase is after eight years of keeping the tax's the same or lowering them. I'll just skip a lunch out once a month to keep me even money wise.
