Tax Question
So when I sell my home in NY (if that ever happens), and we are finally able to live in the home we purchased in 2005, what happens to the taxes?
Now I pay both Ad Valorem and Non-Ad Valorem taxes. I presume the non-ad valorem is the bond. If I pay off my bond, do these taxes go away? As for the Ad Valorem taxes, once I'm really a resident, can I file for the homestead? Did the voting in January this year impact that? What impact can I expect on the taxes as a result? When do I need to file to get the homestead credit for the following year (2009)? I know it's a lot of questions and I know some of it has been posted before, but pecking through lots of posts trying to piece this stuff together is a challenge for me! |

Contact the county tax assessors office in the county where your house is located. That way you will get the real scoop and not info from us JH lawers.

Steve,
You might want to send your questions directly to Tom Swain, the tax collector for Sumter County. Don't really know him, but I met him one time and he seems like a pretty friendly and responsive guy. His email is tomswain@sumtertaxcollector.com I wish I could remember the name of the lady who works at the County offices near Lake Sumter. She was super helpful to me in explaining the Homestead stuff and some other tax issues. Unfortunately, CRS erased all that from my memory.

We discussed some of these ?? in another thread but I know that once you pay the bond off that portion of the tax bill will go away you still might have some other non-ad-valorem charges related to maintenance etc it differs depending upon which county your in when you bought etc. When I filed for residency in 06 they(Lake County tax assessors office) told me you must file before jan 1st to get the homestead exemption although I've had others tell me march 1st. Starting in 09 the homestead exemption is 50k instead of the 25k now assuming it doesn't change between now and then. I don't know if you will get a responce to your e-mail if not I would confirm your questions with the appropriate county tax asssessors office by telephone.

To receive the Homestead exemption for this year you had to file by Februrary 29th. ONe thing I did not know is that one spouse can declare residency in florida and you would be eligible for 1/2 the homestead exemption. This would happen if you are waiting to sell you house up north and one spouse is still working up north. The tax lady at the corner of Morse Blvd and 466 was very helpful and informative.

In order to qualify for 2008 Homestead Exemption you must own and establish your permanent residence on the property prior to January 1, 2008 and you must file for exemption by March 1, 2008.
Even though there is a deadline for filing, you can pre-file any time during the year for the following year if you meet the residency requirements.
