I am not talking about the Villages CDP population as listed in WIKIP. 2010 Census population of 51,442 did not grow to 157,000 in 2016. The figures listed there do not reflect the correct numbers most people use for TV. I have not seen the sales figures for 2017.

sales figures for other years are
1990 502
1991 430
1992 562
1993 567
1994 686
1995 700
1996 753
1997 1,054
1998 1,321
1999 1,544
2000 1,776
2001 2,074
2002 2,260
2003 3,329
2004 3,955
2005 4,263
2006 3,935
2007 2,403
2008 2,236
2009 2,115
2010 2,208
2011 2,307
2012 2,850
2013 3,419
2014 2,601
2015** 1,319 through July 31

I believe 2016 was around 2,300 new homes - Will try to find the correct 2015 and 16 figures.

Lyle Gant site says 2294 new home sales in 2015, no data past that. My estimation of 1000 new home sales in 2017 is based on anecdotal info from a TV sales rep who told me mid 2017 sales were running about 60 per month, plus some threads here on TOTV. It could be more or less than 1000 don't know. I do feel that their new home sales have tanked compared to recent years due to the fact that for the first time, they built a Village (Fenny) that was not cart accessible to the rest of the Villages.

As far as total population, there seems to be no current info other than my wiki link and reported, but not linked info on Daily Sun. Never mind, my point about new town centers stands, if my info on new home sales for 2017 is accurate. If you say there will be 40,000 new residents, that's about 20,000 new home sales. You can do the math. Could take 20 years to sell out.

I am not sure, but based on what I have heard they sold less than 1000 new homes in 2017, a far cry from their heydays of 3-4000 per year. I wouldn't hold my breath waiting for a new town square.

WHERE did you get these completely wrong numbers????

The 157,000 number is from Wikipedia. Good to keep in mind that the site is far from official. Here's what they say:

I'm sure many have traveled in Europe and Canada via some of the scenic train offerings. I believe a square geared toward trains and station depots would lend a nostalgic feel and could have many posibilities as far as design, structure and layout.

Here's the Autotrain station in Sanford, about 75 minutes east of here.

Atrended the Model Train Club show. Gets better every year, and who doesn't like trains. Here's a photo from the show that may be an example of what the new town square could look like.https://uploads.tapatalk-cdn.com/201...5cd18760cf.jpg

Yes, I have read that Wikipedia article. It's wrong and has been showing that number for quite a while.

Here is my reference:

The Villages Daily Sun, October 9, 2017
Flurry of Store Openings Highlight Vitality - The Villages Daily Sun: Growth

"Population growth accounts for all this continuing growth in the retail, restaurant and service industries. For example, The Villages welcomed about 1,725 new neighbors just from March through August. That means 115,656 people now live in the Lake, Marion and Sumter county sections of The Villages. Of the total, 10,416 residents live in Marion, 14,355 in Lake and 90,885 in Sumter."

According to RCLCO, sales were 2,294 in 2015 and 1,966 in 2016. ->http://www.rclco.com/pub/doc/RCLCO-S...NAL-V2-web.pdf

And, mid-year 2017 sales for the Villages were 983 -> RCLCO Advisory: Top-Selling Master-Planned Communities: Mid-Year Update 2017

With sales averaging around 2,200 per year, it would take about 7 years to add 30,000 to The Villages population. I believe this is a reasonable estimation.

It's appx five miles, as the crow flies, miles from LSL to Brownwood. Unless TV develops further than five miles south of 44, I don't see another town square.

Right now, Fenny is less than four miles from Brownwood.

twoplanekid 01-04-2018 10:24 AM

The property south of Leesburg that The Villages is trying to purchase is more than 5 miles from Brownwood and LSL is less than 5 miles from Spanish Springs. I believe the population numbers will be the driving force behind the possible building of a new town square in 7 to 10 years. Remember, far larger numbers of people at the current squares are not what most view as a good thing.

Probably a hard concept to pull off. But, something to do with NASA and Cape Canaveral would be something really wild. Bars with outer space design and lots of rockets and astronauts and a zero gravity bar.

That is a good thread. I had missed that one. Some interesting and funny suggestions there as well.

The Wikipedia article has about 60 cites that it is based on. The Daily Sun article reads like a press release from the developer, he does not cite his sources for that number. It's pretty laughable to say 115k residents in 2017 when there are numerous articles from 2015 stating a similar number. I really don't care one way or the other.

What do you think is average attendance per night at each square? I go to SS and LS a few times per month, throughout the year, don't see them as overly crowded. Brownwood appears to be only about 50% developed, lots of space there which should fill up as homes are built down south. Town squares are very expensive to build, they may build another one or not.

The Villages is a census-designated place (CDP) in Sumter County, Florida, United States. It shares its name with a broader master-planned age-restricted community that spreads into portions of Lake and Marion counties. The Villages consistently ranks as a very high growth area. The U.S. Census ranked The Villages as the fastest-growing U.S. city for the second year in a row (during the 12 months ending in July 2014);[4] As of April 2016, the total population of The Villages reached 157,000 people, due to new areas stretching from Fruitland Park to South SR 44.

You should take anything in wikipedia with a grain of salt, much of the information is incorrect. this is why they do not allow you to use it for a source in any college course.

agree, but I also take the Daily Sun with a huge grain of salt as well. The Wiki on TV has about 60 cites that it is based on, The Daily Sun article lists zero cites.
