Default TV current buildout rate

I was talking to one of the employees at a local hardware store and he claimed that there are currently 5 different builders working on TV buildout. Each are committed to 100 new houses per month which according to my awesome math abilities sounds like 500 new houses here every month!

Does this sound plausible or even possible? If so, that's a rather stunning figure (to me anyway...)

Watching the construction progress in the areas south of SR44 the numbers appear to be very possible but a little on the high side as that would be 6000 home per year or nearly twice what the sales data that been released would indicate. The rate of building obviously varies from month to month based on a number of factors.

The developer does appear to build up inventory during the summer months to have adequate for the winter/spring buying season that happens here when seasonal residents and renters are at their peak.

I would consider the source of the information, not exactly a member of the inner circle that is in the know.

I doubt the rate of building is slowing or will anytime in the foreseeable future.

Please note the terminology "build out" is a meaningless designation.

I have been listening to the build out urban legend for 15 years.....during the build out TV has gone from 35,000 to 115,000!!!!!!

That 115,000 is destined to double based on current planning.

During 2004/2005 TV was selling/building/closing at a rate in excess of 400 per month.
The demand was such there were quotas and lotteries to obtain a newly built home.

In my opinion TV will continue as long as the market and land availability supports the planning.

No-one who is currently living in TV will ever live long enough to see final build out--I believe the last rec cents will be outside of St.Pete

IF you ever go to "An Evening With The Developer"---he will say "it's not true unless you hear it from my lips OR read it in The Daily Sun"!!! I've found THAT it what has been true!! Five builders however probably is the "grain of truth" to the comment.

I cannot vouch for the accuracy of this info, but last year when we closed on our house in April 2017, the builder told my husband that he was one of 20 builders in TV building homes and that he had built 100 homes in a year. SO that would amount to 2000 homes in one year. Also this builder said he expected to be in business in TV for at least 20 more years.

And then he will be able to retire to The Villages.
