Default TV Quietly Buys MORE Land

An LLC created by The Villages has purchased an additional 4,132 acres south of the CR 501 and CR 470 intersection - basically, south of the prison. According to Sumter County GIS, this transaction was in February 2017. ALL of this is in addition to everything we have heard publicly from the developer.

The June 13 Daily Sun reported on the June 12 Wildwood City Commission meeting. Below is a quote from the article.
“In another growth-related matter, the commission reviewed on first reading a proposal to rescind a 2011 ordinance that authorized the Landstone-Wright planned development, about 4,132 acres due south of the CR 501 and CR 470 intersection.
“California-bases Landstone Communities LLC purchased the property in 2007 with the goal of developing 8,025 residential units and a mixture of commercial, industrial, recreational and institutional uses.
“Landstone’s acquisition, at about $53 million, was then considered the largest single purchase in Sumter County history.
“By 2014, however, Landstone, once one of the country’s largest institutional investors of residential development, divested the property.
“Earlier this year, Buffalo Hide & Cattle Co. LLC acquired the property in a deal valued at about $17.8 million and applied to rescind the order.”

Well, the application to register Buffalo Hide & Cattle Co. LLC as a new corporation was filed by The Villages Legal Department, Lake Sumter Landing.

Default Tolls

Many of The Villages secret LLCs had the word Buffalo in it. (Not too secret.)

Check the map on Page 1 of the June 20, 2017 Daily Sun and compare it to the map on Page A15.
Considerable difference in the South East part of the area shown.
Maybe they should just buy the Turnpike too and collect the tolls.

corner or 501 and 470, I was wondering what they were clearing that land for. We figured it was going to be a gas station or something. It seems like such a small area for homes.....

There is an old Southern saying that goes something like this: "When you got your mud you can dab anywhere". I think The TV Developer buying more land and continuing to build houses and other commercial properties is a really good thing. This should keep our tax rate low in Sumter County for my lifetime. As far as population growth , I am of the opinion that growth to the south won't harm our lifestyle a bit and could bring us additional amenities. Let it happen.

I know the property you're referring to. The new Villages property is over 4K acres and with Coleman right there, I've got to believe it is across 470 at that intersection.

The large red area at the bottom is the area of discussion (4000 +/- acres!). The green area above and to the right of the turnpike is the Southern Oaks purchase. The area between 501 and the Turnpike all the way down to 470 most certainly is a continuation as well as the property to the right of the red area.

Combine all these with the Leesburg property purchase and the other lands in play or purchased and there is no need to do the 468 Turnpike exit as 470 and 301 will do everything needed.

Not having an exist at 468 makes it a lot easier to make the bridge capable of supporting golf cart traffic - no On/Off ramps to deal with or cross over or under.

Obviously there is a 20-30 year plan working all of this and we will see (if we live long enough) the villages easily double in size from what it is today.
