Perhaps by this morning you are entertaining an offer or two? This ex-Mainer is hoping that another couple from the Pine Tree State gets to enjoy The Villages as much as we have. This is the perfect time in Maine to snag a buyer so I hope you see a contract soon. I wish you lots of luck!

I have heard from Di that the first showing has happened. The Realtor left a a business card on the island in the kitchen. Just over three hours til the next showing.

I can feel the good vibes from all you well-wishers...keep 'em comin'...we need an offer from these showings!

The suspense is KILLING me...

Mainiac..that's funny...I'm known on a BBQ forum I participate in as SmokinMAINEiac. Did I mention that I am judging at the Maine State BBQ competition in July?

Both showings happened as scheduled. We have not heard anyting from the realtor as yet. Will let you know what happens...

Second showing liked the house but has to sell one first. No offer.

Haven't heard back on the first showing...could be that no news is good news?

Gawd, I can't wait for the shoe to be on the other foot and be the buyer! (Someone remind me of what I just said if I complain about being a buyer later, will ya?).

Our 9:15 showing yesterday is coming for a second showing on Monday at 3:45 !

We've never had a second showing when selling a house in the past.

Any advice you could give us to make a good presentation would be appreciated.

Keep those good thoughts coming this way...it's working :)

Di could be living in TV by summer's end. I still have to work for another year before I can retire...what a commute that's gonna be!

Hey Dirigo-

Sounds like a second showing is a positive sign. We just sold our house two weeks ago. The second showing was followed very quickly by their offer. We just made sure our house was totally decluttered, opened a few windows and turned on most lights and fans. We hid our dog bed, closed the door and spent the next hour praying to St. Joseph! It worked!!! We are sending you all positive thoughts and will be waiting for your news!! Pat & Jim :wave:

We just signed a contract last Monday on our house here in Georgia. The couple who bought it came for yet a 3rd time before they decided to make the offer! In my view, any time a person comes to see your house a second time it has to be a very positive move. Ditto what P&J said about the staging. Praying for some very good luck to come your way on Monday. Keep us posted.....Soon......Very Soon!

Just a few thoughts....make sure all toilet seats are down and lids closed. Showers and tubs should be shiny clean and all fixtures sparkling. We looked at a home once where there were several pairs of pantyhose hanging all over the bathroom! I would remove all personal wall hangings (pictures of people). Neaten up closets so when the buyer opens the doors they won't be overwhelmed by "stuff". Empty any wastebaskets or garbage cans if you have those inside your home. Put clean liner bags in them. You can enhance curb appeal by placing a pretty pot of flowers by the front door. Mow the lawn and make sure hedges and shrubs are trimmed and neat. Purchase a reed diffuser in a nice scent, like vanilla. Place on a bookshelf or on a bathroom vanity. Your home should have a welcoming front door and a scent that is inviting. The second showing is an excellent sign and I wish you a signed contract by Monday evening!

We're sending all good thoughts your way for a quick offer after the showing Monday. Prospective buyers wanting to see the house again has to be a good sign. Sounds like you may have them on the hook. Don't be discouraged though, our buyers went through a 3rd time before making an offer. Your turn will come.

Yup...we do all those...except we don't have a mat outside the door. Should we buy a "Welcome" mat for the door?

We put a little sugar, cinnamon, and butter on a foiled cookie sheet and set it in the oven at 250 for an hour before each showing so the house has just a faint smell of cinnamon rolls or apple pie.

We are washing all the windows today.

Sounds like you are doing everything you can do to make your home inviting. The "Welcome" mat is a great idea. Once you sell the house you can pack it up and bring it to The Villages! (Yankee ingenuity!) Fingers are crossed for you!
