I absolutely don't agree. I live in a CV along with the best neighborhood ever lived in. We have a lot of singles mixed with couples and the most wonderful thing is that we actively share all kinds of activities within the Villas. We are in Piedmont Villas and have a monthly newsletter highlighting our events. I'd be happy to send you one if you are interested. At present we have 2 Villas available.

As you are a first time home owner, I would recommend renting an unfurnished place for a year. This will enable you to check out the neighborhoods and find out what part of TV your chosen classes/groups are. TV is now very big and you can waste a lot of time moving from one rec center to another (and in season you have to be in line for certain groups/classes an hour before the start to ensure getting in!!!). Waiting for a year also will give you an option for the new apartments being built near Brownwood Paddock Square called 'The Lofts' - estimated completion 2020. The Lofts at Brownwood | The Villages
I wish I had rented prior to buying as some decisions I made were a mistake.

If you have a dog you will really appreciate the enclosed layout so you can just open the door and let your mutt out without a worry. Plus, security as far as I know is not an issue. Been here over 4 years and would never buy a house.

hanks for link. I heard of Brownwood apartments but been in apt all my life and no yards so now in retirement I want a nice private back yard without alot of yard maintenance needed as I like to spend so much time outside. Plus I just love LSL square and that area is more central to both Brownwood and SS.

I love it when the snowbirds leave for 4 to 6 months. Only about 35% go north from our villas. Jan, Feb, March always too crowded in the Villages... Nice break.

Hey Kitty: We are in Pennecamp. We get to LSL in under 10 minutes by golf cart. Our CYV model is a Cumberland. Corner lots are larger and totally private. End lots are typically not larger but are also private.

From what I noticed last time there, 99% of the units where we stayed were occupied by permanent owners. I believe they are great for a single person that wants very low maint. to worry about and they are just as nice as a regular home. Good luck with what ever you choose, check out the area you are looking at very closely to see how many snow birds you have and how many are occupied full time.

Antrim Dells by Brownwood is a great CYV neighborhood with many social clubs.

CYV Is the only house I recommend if you like your privacy, I’m very fortunate I’m less than a mile from both Sumter and Spanish Springs squares. Every neighborhood has Snowbirds and rentals. If we get hit with a hurricane AGAIN I wanna be in a CYV they’re block and stucco. With little to no yard care.

We're here year round and live in a 3 BR CYV. It's private (The Villages have enough bustle, we don't want any when at home). We leave all blinds open 24/7 and enjoy the light and views, our yard is like a tropical garden. No Grass, low maintenance, no problem. We see our neighbors often enough, and it works for us.

We live in Beauclair Villa in Osceola Hills at soaring eagle side of Morse. We have mostly inhabited villas (at least on my street--Yager ln) Of the eleven villas on the street I would say about five of them are single women and one single man. Everyone is very friendly. Since I was diagnoses with cancer people have actually offered to help if needed. That is a very nice thing to remember in case I ever do need help. I can only speakfor this street but I am sure there must be others.

We have a CYV and we love it! There are roughly 37.837% of owners who are seasonal. Many are from Canada and due to medical laws they may not exceed 180 days (I think) out of the country, or risk losing their coverage. Of course, that means that 62.163%, roughly, are full time.

Our villas are very active with social events, golf groups, foodies, book readers, mahjongg and more. I’m sure you’ll make friends. And FWIW, there are more single women than men in TV.

I should mention a CYV was a priority for our dog. Well, not actually the dog, it was us for her.

I disagree there is less sense of community and also disagree it is less safe. If anything, I find people watching out for each other and genuine friendships being formed. I know people here who feel so safe they literally do not lock their front door when they go out.

If you don’t have a realtor, I would advise you to get one. Seller pays for it. Further, many listings move VERY quickly. My cousin has been working with a realtor. A new listing came up and she had an accepted offer within five hours. Granted that’s very short, but it happens.

Not to confuse you but that is something to think about. We see houses now in Bridgeport for 550 K, 700 K, it serms they were over 900K and up, three years ago. Lots of places for sale and for rent. We are shopping, so to speak. Will lose some real money here, so it seems.

IMO the closer you get to squares the more rental in the villa’s. I rented off square and majority was rentals. I like the villa set up, street drains run down the middle of the street and out the ends usually, IMO I see way less street drain failures and it’s mostly in the street. Yes garages in most are too small and lots are small, IMO the 5 foot concrete wall great security and privacy. if you don’t have big car/suv and don’t want lot of yard to take care of it could be plus? My villa has about 90 houses, less that 10 are rental and probably half of the are long term rentals. My villa very active, quite, and far as I know everybody gets along.

I own two villas in Altamonte and my parents also live there - Great neighborhood and Great location. Homes here don't; last long on the market. there is currently on 3 bedroom Grantham model on Goldenrod court listed with the Villages, partially furnished.

Southwind Villas in Tamarind Grove and Fairwind Villlas in St James are both also simiar neighborhood designs with Courtyard Villas surrounded by a couple of streets of Designers with very fast and easy access to St Charles way.

My question to the op is who told you this information? Did they live in a courtyard neighborhood? I live in a courtyard Neighborhood and do not feel it is mostly Snowbirds and not neighborly. I certainly feel a great sense of community and certainly feel safe. Some people have opinions, others have facts. :icon_wink:
