Default The Villages 8/4/19 Construction area flyover

Here’s this week’s flyover of the construction going on at the southern end of The Villages. I took a look at some of the golf courses near where I live that are closed due to the rain we had last week. There’s lots of water everywhere!

The maps are back by popular demand and I’ve taken a little different approach to the residential area flyovers. Strategically placed spotters allowed me to do the majority of Marsh Bend and Linden/Monarch Grove, each in a single flight.

Brownwood area construction and the bridges are included. The new traffic circle and a quick look at the north side of the Turnpike at the Village of Bradford.

Another terrific video Don, I want to say how much I appreciate the time and effort these videos take you to produce, and its free for all to use and enjoy. I owe you a beverage when we get down in October to buy some furniture for the new house, I'll drag Jack Dean with me !!

Great job, as usual, Don! What is really impressive is looking at the maps showing the areas that are owned by TV and have not had any work done on them at all. The areas you are flying over are dwarfed by what is yet to come! You will be flying for a long time!

Think, 20-30 years of planning ahead. The Developer has a vision that started with Harold Schwartz and Gary Morse. Watch this video - Making of Brownwood - and at about the 2:10 mark the discussion talks about when Brownwood was planed. They knew the location of Brownwood 5-6 years before the first home was built south of CR466 (not CR466A). This puts it in the late 90's that they knew the location.

It's is obvious that HS and GM were directly involved in the location as both were actively involved at that time. The location of Brownwood and the Rohan RC at the far end of the development would have been a poor choice unless they know back then that they would be moving south of SR44. The logical choice would have been where Truman and Roosevelt courses are located for Brownwood if they weren't going to go south of SR44.

Regardless of what may have been said publicly about not building south of SR44 it is a foregone conclusion that HS and GM had it planned over 20 years ago to do just that, and more.

The sales people and others that kept touting "buildout", "not building past …", "this is the last …" were either liars, idiots, or both for not paying attention to history and current events. The timeline and the placements don't lie.

For those that believe that the continued growth is just the current generation of the family being greedy, I say you are wrong. They (current generations) are the product of excellent business upbringing and are continuing to carry out the plans and dreams of HS and GM. If greed were the driving motivation then the development south of SR44 would be much denser and have fewer amenities and green spaces than are being built. As for the completed areas north of SR44, CR466A, and CR466, these are not their issue and they have no obligations to continue to be the eternal cow to be milked to death. What is there, is there, responsibility now belongs to the residents and the government to maintain and expand.

If the decision were ever to be made to STOP BUILDING, the negative economic impact to the area and the community would be horrendous.

What is to come in The Villages is known only to a very select few. Let's enjoy the ride.

I just wanted to say Thank You to everyone who has been watching my videos. I just looked at the YouTube analytics on this current video. In less than 24 hours there have been over 4,000 views, and still counting. This is second only to the video I produced 2 years about with the Irma flooding, understandably. When one considers the small size of the target audience for this video that is an amazing number!

Amazing story indeed.

Thanks for your assessment Don, I couldn't agree more and sensed it within a couple of days in The Villages.

I'm facinated by the scale, efficency and speed of the construction as well as the business model that continues to feed the growth.

The employees I meet and work with are hard working and dedicated to the company. There seems to be an easy button for everything to make a move possible

The continuous and incremental improvements are one key, some work, some don't. You never make the shots you don't take.

Would surely be facinating to be a fly on the wall in their strategy discussions.

Great assessment, Don. I have been saying for months that the developers already know approximately where each amenity, golf course, and square (probably more than one) will be built over the next 20 to 25 years. Your comments only reinforce my feelings. It's an exciting time to be living in TV!

On one of your future flyovers how about shots of the future Meggison Rd construction and approximately where the golf cart bridge over the turnpike will be positioned. I’m also trying to figure out how the traffic circle at Morse and Meggison Rd is going to work.

Thank you for the excellent video. It is beyond belief that this all started with a mobile home park! What incredible vision this family has, they have done a magnificent job of turning central Florida into a place everyone wants to live.
