Yes, you can hear the turnpike in Deluna, Monarch Grove and Marsh Bend. ESP at night. And you can see it from some of these locations. But these are desirable areas for many cause they’re close to the golf cart bridge that will lead to Brownwood square. It’s a gamble waiting but if you do you may see them lower the prices on a few. More likely you’ll just see them go. We can hear the turnpike from McClure but never really notice it unless someone brings it up. Best is to visit the area you’re considering during the day and after dark. Some areas are worse than others of coarse. Building prices keep going up so the longer you wait the more you’ll pay. TV will be continuing to build for years to come. Check out the map in the new homes section of the TV website. The green areas are owned by TV. You’ll see lots of yet undeveloped land. A villages realtor may be able to tell you the next area’s they’ll focus on after Chitty Chatty and Bradford. Pretty sure it’ll be between the turnpike and 44. Our realtor was Colin Potter 352-753-2270. We were very happy with him. Even my husband who tends not to trust realtors liked him.

There is constant building occurring in the areas south of the 44. I don't think they will ever "run out " of new homes... We just purchased a home just north of the 466A. One reason we chose not to go brand new was the fact that there are many shopping areas and dining choices that we can easily access from our area (once things start getting back to "normal"). Hopefully those buying in the southern end will also have the ability to dine and shop more "locally" in the near future. One realtor had originally told us when we first started looking in the southern part a few years ago that they will also be building shopping areas as they build the new home. Unfortunately, I personally haven't seen that being the case. Keep fingers crossed that commercial areas will begin to be integrated into the "big plans" soon. Plenty of time! That southern area (Fenny & Below) opened up 3 years ago and they don’t even have a grocery store yet. Nor do they have connectivity to the rest of The Villages via golf cart. The Developer is really dragging their feet. Additionally, before you buy, I strongly suggest you talk to the neighbors. A growing problem right now is grandparents allowing grandkids to move in with them. Some have already been living here 2-5 years and the developer refuses to take action to remove them although it’s the Developers responsibility to do so. And the grandparents have no courtesy for their neighbors who bought here to get away from kids. No one under 19 is allowed to live in The Villages. But it’s not enforced and getting to be a REAL BIG problem. So canvass your would be neighbors or your street could end up being a playground.

We have friends living in the TV area near the turnpike....when we visit I feel/hear a constant buzz in the air. We live in the N end of TV and I do not hear anything but quiet. I am not a city girl and could never deal with it except to visit. I’m just saying......🤐

Once you find a house, if you think there might be a noise problem, go out to the house and spend a few hours at various times of day to see if it has a noise problem. I know a person who did not buy next to a tee on a golf course due to the golfers talking.

Another option if you want new construction would be to buy a modular home in the historic district and remove it, then do a custom build. There are many nice golf course and water view lots there.

My friend is building in Deluna and I think that's the perfect place to live as it's right across from all the beautiful walking trails and the soon-to-be erected bridge that will take you right to Brownwood square and the shopping plaza that already exists with a Publix etcetera. Her home is right next to the new water lily rec center which is about as close to the turnpike as any homes iand yet it was very quiet when we stood on her lot the other day. We could barely hear the cars on the turnpike.

We were going to purchase a house facing 501 & drove there around 8 pm Too much turnpike noise. Moved our deposit to house in DeSoto, still noisy but reduced. Go to the location at night and when covid-19 is over & trucks & cars are rolling again & Disney is open, to judge the sound.

Warm Springs Rd., aka SR468, is also noisy & it was recently expanded to 4 lanes of noise. It's not just the construction traffic which will end at some point, but some folks, Villagers included, like to drive with loud mufflers.

Come for the lifestyle visit or even better - rent for a few months to get the flavor. This is your biggest investment. Wish we had rented before buying.

Over 12,000 acres remain to be developed
 
My understanding is that The Villages owns over 12,000 acres (roughly 20 square miles) of pure forestland that have been approved for development. I personally think it is a shame to convert that much forest into a paved/grassed/built environment, but this is Florida, and that is the way things are done here. So , I don't think you need worry about not being able to purchase a new home within the next 5 to 10 years.
