Reduce the price for a quick sale. Have you though of renting in the Villages as you look for a home? Maybe move to the Villages after the season on a 6 month lease with maybe a renewal option for 6 months. That might give you enough time to sell and then find a new home. You will probably be renting somewhere between the date you home settles and your new home is ready.

We are a little younger 56 & 53 and plan to retire in TV. Our plan is to buy in June 13 because it is a buyers market. Rent it or just come down 4 or 5times a year. Hopefully in 5 years the market will turn in our favor. Cant wait, and somthing to look foreward to.

Ha ha, that is a good one! Saying it is a buyers market in The Villages is really comical. It is a seller's market. Homes go FAST. New homes sell at the list price. No negotiation on new homes at all!

You can negotiate with sellers on a resale but do not fool yourself into thinking it is a buyers market down here in The Villages.
