With all of the contacts you've made and documented, plus a copy of the excessive water usage by her (go back a bunch of months if possible, to get an idea of when it started)...you may have a good/easy case.

While you wouldn't want to re-sod before she gets it repaired of course...get three estimates to bring with you to the judge.

If nothing else, maybe dragging her insolent butt into court...might finally get her attention?

If you don't want to go that route, is there a location on your shared property line, where you could set up your own hose to run full blast on your property (make sure to keep the hose outlet on your own property), but that all of it would drain onto her property (think short piece of gutter to act as a trough)...without damaging your lawn too much more?

Fight 'flood with flood'...I always say.

Good luck.
I like the way you think.

Tell your neighbor that if it is not fixed by the weekend that you will be taking her to small claims court for the cost of repairs.

As long as the cost to repair the damage and "make good" the cause of the problem comes to $5000 or less (not including attorney fees, filing paperwork, etc. etc). Over that, and it doesn't qualify for small claims anymore.

And I'm perfectly willing to take her to a larger court issue but thanks for your info

A French drain, made of plastic can be installed easily and cheaply, (under the grass is sand) should not cost more than $200. Most likely a LOT cheaper than a lawyer.

The French drain will at least save YOUR lawn.

ASK for several bids. These guys who can put them in will fox you if you let them.

With all the talk about possibly going to a lawyer, I wonder if seniors against crime could help (no cost), I really have no idea if they would get involved in this type of dispute....

Could Community Standards help? It seems one owner’s action (or inaction) is having a negative effect on another owner.

Most def if you plan on going to court you should send her a certified letter first. Leaned that from Judge Judy.

I see this a lot in villages, residents over watering by running system too long, water just runs off the property and down the street wasting water. Do you see her irrigation system running or is it bubbling up from the ground? IMO probably running it too long and too often?
