We were out there too. We liked
Lots 25 and 28 but paying $189k for a lot that close to a power line grid was a turn off even with the water view. But congratulations!

We bought a lot last month in St Catherine and will.be down in Jan for the design phase. No view in our budget but we are excited to be part of the community.

It takes too long to close and the developer does not want to slow things down for the required inspections. That is what I was told.

That’s exactly right do to VA’s ever so long process! You would think that could be streamlined, but... They can’t deny VA financing (I don’t think CFB will finance one) and if you set up financing with another lending institution. Again, if you can’t close in 30 days then 75.00/day penalty for closing move. Unless they still have this “closing insurance” we were offered during the purchase of our Fenney home in 2018? Good luck!

Default be careful thing might npt see what they look.

Remember local local is what you will be able to sell your new home for when you sell, Stay away from power lines and turn pikes and noise from golf range, do your home work.

We did allow VA financing on our old home and would never do it again. Cost us 25 k because VA wouldn’t approve the full agreed upon price. They use different appraisals then other lenders and screw the sellers in my opinion.

But the lot is the easy part! be sure to do your homework on what is involved in the design session, and remember, even the walls can be relocated, so only slab has limitations on length and width.

Start looking at homes for sale to get ideas on how people "arranged" the model you are buying. Nooks don't have to be nooks, they can be studies, home offices, etc. Start reading on here about changes / upgrades, etc, and you will get more experiential answers, which work well.

Ask questions on here, because people have some good ideas, and think about what you want and git 'er done the first time on the big items. . .

again, everyone is different and they aren't you, so congratulations where ever the house is and your view is.
