I just purchased (two days ago) and our amenity fee is $135 and yes its rise is tied annually to the CPI.

There is a yearly maintenance fee imposed in my case by Sumter County. For 2011 it is estimated at $563. I escrow this along with my property tax and the home bond which runs about $156 per month ($23,500 at 7% 30 year amort.).

Some used homes have that home bond paid off so look for that if you are in the used market. The maintenance fee is County department. All new homes are in Sumter County. The amentity fee is the same for all new homes regardless of house size.

My amenity fee jumped up from $135 for the past year to a whopping $136.54. This fee is tied to the CPI.

There is also an annual district and fire assessment. These currently total less than $600 in my district and are voted on by the district board. I'm not aware of any contractual caps to these assessments.

I live in the historic section. It looks like all the lawns are about the same size except for the premier homes. I pay $45 for four cuts (which is a great deal in the winter) and $35 every two months for pest control & fertilizing. I'm a snow bird so I leave my sprinklers on twice a week. A neighbor will shut them off when we have heavy rains. Amenity for us is around $135 a month - w/water it's up to around $200 a month. I put myself on a $75 a month budget for electric winter & summer. I use my cell phone with no land line. Comcast takes you to the cleaners - $130 a month for TV & computer - legalized thieves. I walk nine holes twice a week with no trail fees - yet. Love to play courses outside TV - a lot cheaper and they appreciate your business. NO BOND IN THE HISTORIC SECTION.
